Transform at JLL with your leadership experience as a Chief Operating Engineer on a technology client account! You will work as part of an engineering & facilities team at a client corporate office managed by JLL.

Location: New York, NY 10010 Schedule: onsite, Mon-Fri 6:30 AM - 2:30 PM Reports to: Regional Operations Manager Estimated compensation: $60 - $70 per hour The compensation range listed is an estimate and not guaranteed. A job offer will vary based on applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data Job Summary:

This customer-facing position assists with the management of our clients property in NYC. The ideal candidate will support the Regional Operations Manager and implement best practices to streamline operations within the Engineering Department. The Chief's role is to lead ongoing facility activities, oversee vendors, manage JLL staff and lead overall responsibility for the operational integrity and reliability of the engineering infrastructure. The ideal candidate must have extensive commercial MEP maintenance background and demonstrate exceptional white glove service to meet the exacting standards of IBM's Global Real Estate, GRE. Ideal candidate requires strong customer-service instincts; outgoing, friendly, and collaborative.

What your day-to-day will look like:
  • Ensures effective communication between JLL Site Management, BU stakeholders, Facilities Operations, maintenance, outside site services, and contractors.
  • Oversee the implementation of approved initiatives and programs by managing and coordinating the efforts of the property team (e.g. vendors, contractors, and building employees)
  • Maintain interface with third party vendors, ensuring total contract compliance, accurate and timely reporting, and assure resolution of issues.
  • Responsible for the generation and implementation of Switching Procedures (FSPs), Standard Operating Procedures (SOP) and Emergency Operating Procedures (EOP) and maintaining a library of these documents with annual review and revisions, as needed.
  • Interacts with suppliers/consultants and/or vendors on facilities and property matters.
  • Oversee/manage projects and initiatives to improve Facilities operations and service delivery.
  • Responsible for the JLL/IBM Facilities Work Order System (MAXIMO). Ensures resources allocated appropriately and Work Orders are completed in a timely manner.
  • Complies with JLL policy for procurement of facilities services and goods.
  • Assists with compliance for local, state and federal regulations.
  • Ensures that a high quality of housekeeping, of all technical/mechanical spaces, is maintained.
  • Assist with weekly tours of the interior and exterior of the buildings and documents findings on a Building Inspection/FIBI reporting tool.
  • On call 24/7 for equipment monitoring, emergency delegation and support.

Supervisory Responsibilities:

  • Directly supervise the lead operating engineers and operating engineers.
  • Carries out supervisory responsibilities in accordance with the policies enumerated with Jones Lang LaSalle and applicable laws.
  • Responsibilities include interviewing, hiring, and training employees.
  • Planning, assigning, and directing work.
  • Appraising performance.
  • Rewarding and disciplining employees.
  • Addressing complaints and resolving problems.

Physical Requirements:

  • Frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:
  • Lifting a minimum of 50 lbs.
  • Climbing stairs and navigating rooftops to access equipment.
  • Using ladders up to 30 ft and working from heights.
  • Ability to Climb a ladder with a 300-lb weight limit.
  • Must be able to work different schedules.
  • Must be able to work Holidays.
  • On call 24/7 for equipment monitoring, emergency delegation and support.
Required Qualifications:
  • High School diploma or GED equivalent
  • Five (5)+ years of JLL engineering experience or equivalent industry experience
  • Three (3)+ years people management experience or experience as a Lead Engineer.
  • Knowledge in HVAC, Mechanical and Electrical processes and troubleshooting. (Chillers, Boilers, Cooling Towers, Air Conditioning, Pumps, Generators, UPS etc.)
Preferred Qualifications:
  • Military service, union training, vocational or college education
  • IBM's Maximo usage is a plus
  • Military service, union training, vocational or college education
  • Previous military experience is a plus including Army Prime Power, Navy ET/Nuke, Air Force HVAC/Power Pro Electrician
  • PowerPoint, MS Office, Visio/CAD desirable.

Estimated compensation for this position:

124,800.00 - 145,600.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
