Federal Realty Investment Trust is seeking an experienced individual to fill our full-time Maintenance Lead position. This position is responsible for executing a variety of maintenance, repair and groundskeeping tasks to ensure the optimal condition and functionality of the shopping centers within the assigned portfolio. This will require using the Federal Realty truck to drive to various properties within the assigned portfolio as needed. This role requires a strong technical aptitude, problem-solving skills, and the ability to work independently.

Responsibilities
  • Maintenance and Repair: Perform a wide range of general maintenance and groundskeeping tasks including power washing, bulk trash disposal, landscaping, pothole repair, and painting. Knowledge of plumbing, electrical, HVAC, carpentry, flooring, concrete and asphalt. Other general duties and repairs as assigned. Troubleshoot and resolve maintenance issues in a timely manner.
  • Preventive Maintenance: Implement a preventive maintenance schedule to prolong equipment life, reduce breakdowns, and optimize property condition.
  • Inspection and Reporting: Conduct regular inspections of the properties within the assigned portfolio to identify potential maintenance issues and safety hazards. Follow up with Property Manager on maintenance activities, repairs, and equipment condition.
  • Vendor Management: Coordinate with external contractors and vendors for specialized repairs or maintenance services. Ensure contractors adhere to Federal's standards and specifications.
  • Inventory Management: Maintain adequate inventory of maintenance supplies and equipment.
  • Safety Compliance: Adhere to all safety regulations and guidelines to ensure a safe working environment for employees and shoppers.
  • Emergency Response: Respond to maintenance emergencies promptly and efficiently.
  • Communication: Effectively communicate with tenants, contractors, Federal's internal departments, and other stakeholders regarding maintenance issues and progress.
Qualifications
  • High school diploma or equivalent
  • Minimum of 3-5 years of experience in general maintenance and repair
  • Basic carpentry skills are required. General understanding and the ability to troubleshoot basic plumbing, electrical, and/or HVAC issues.
  • Good verbal and written communication skills
  • Use a smartphone to read and respond to emails and text messages; take pictures; manage calendar, and access apps
  • Ability to diagnose and troubleshoot equipment problems
  • Excellent problem-solving and time management skills
  • High attention to detail and organizational abilities
  • Ability to work independently and as part of a team
  • Valid driver's license with clean driving record
  • Experience in the retail or commercial property maintenance industry highly preferred
  • Ability to lift and carry heavy objects, up to 50 pounds
  • Ability to work in various weather conditions
  • Ability to stand, walk, bend, and kneel for extended periods
  • Ability to work weekend and overtime hours as needed, available for emergency calls
