The Asset Management Division manages a double-bottom line portfolio of real estate properties and non-traditional assets across all five boroughs of New York City. The division's Transportation Systems group oversees a suite of freight, aviation, cruise, ferry, and maritime assets, moving people and goods with a focus on creating a fair return for the City, promoting economic growth, supporting quality jobs and access to opportunity, and reducing the transportation system's impact on our infrastructure and environment.

Your Role: As a member of the NYCruise team within our Transportation Systems group, you will be responsible for performing project management and lease administration tasks for one of the top five busiest cruise ports in the country, including the Manhattan and Brooklyn Cruise Terminals and Piers 92/94. Reporting to the Director of NYCruise, the Project Manager will assist in representing NYCEDC in all matters relating to the cruise industry's presence in the City; managing relations among industry stakeholders, public agencies and other related entities; coordinating all of NYCEDC's interactions with the cruise industry in the management of the assets and any development or acquisition of new assets; overseeing delivery of service and security on the assets; and soliciting cruise business new to the City.

The position involves all aspects of asset management, including day-to-day interaction with and delivery of services to cruise line executives and staff, facility operators, and vendors; preparation and control of revenue and expense budgets; public relations; management of emergencies, incidents, and accidents; lease administration and records management. In addition, you may also have the opportunity to manage cross-functional projects, gaining experience with other assets in the Transportation Systems group, which including transportation facilities and operations served by a variety of modes (freight rail, truck, barge, ferry, container/bulk ship, helicopter, and seaplane). 

Responsibilities:

  • Lease Administration - Ensure ongoing compliance with financial and other material terms of leases, licenses, permits, operating agreements and concessions. Assist team in lease enforcement. Perform tenant rent forecasting.  Liaise with Accounting Department to ensure proper billing in accordance with the lease terms.  Ensure accurate accounting of arrears and assist in collections with regard to rental payments, electrical usage or any other non-payment pending litigations.  Manage agreement expirations, renewals, recasts, assignments and evictions.
  • Project Management - Manages projects as assigned within the asset class. Effectively monitors scope, schedule and budget in order to successfully complete projects within the assigned asset class.  Implement appropriate changes and procedures to ensure project success.  Supports the goals of NYCruise and other Transportation Syste-ms-related projects and initiatives. 
  • Tenant Management and Relations - Interface with tenants, licensees, permittees, operators and/or concessionaires on all aspects of their agreements with the City and/or NYCEDC, including rental payments, arrears, insurance, tenant improvements, inspections, defaults, billing disputes, etc.
  • Marketing and Development - Assist with developing content for and updating all NYCruise web assets and social media accounts. Assist with creating marketing promotions.  Correspond with professionals in the real estate and cruise community.  Explore new sectors and opportunities to reactivate assets within the portfolio as well as analyze potential development sites. Represent the City and NYCEDC on cruise task forces and related assignments (including Cruise Canada New England, Port Industry Day, etc.) to promote, develop and enhance NYCEDC's share in the cruise industry.
  • Leasing - Support portfolio manager and asset managers in the procurement of potential tenants, licensees, permittees, operators and/or concessionaires, which may include the development of Requests for Expressions of Interest (RFEIs) or Requests for Proposals (RFPs). Negotiate leases, licenses, permits, operating agreements and concessions, including specific deal terms, preparation of term sheets, proposals and counter proposals.
  • Legal and Due Diligence - Liaise with assigned attorneys for all pending transactions. Review negotiated term sheets and relay relevant information to attorneys for lease drafting. Insure that all legally and NYCEDC-required documents are submitted for review and are approved. Work with legal, contracting and marketing departments through the RFP process for offering space. Manage internal background investigations process. Assist with credit analyses of prospective tenants.
  • Budget and Forecasting - Assist in the preparation of annual revenue and expense budgets for assigned assets, including forecasting revenues, utility reimbursements, credits, etc.
  • Financial Analysis / Forecasting - Responsible for maintaining and updating financial models, performing financial analyses and preparing presentations for meetings.
  • Record-Keeping - Establish and maintain record keeping systems, including project, leasing and asset files. Assist in preparing for and responding to audits.

Minimum Qualifications:

  • Undergraduate degree or equivalent in finance, business, real estate management, maritime commerce, transportation, urban planning, public policy or a related field.
  • 1-3 years of relevant work experience.
  • Ability to support a team of asset managers and provide service to multiple groups with an ability to prioritize critical tasks.
  • Strong sense of urgency and responsibility to achieve leasing deadlines and goals. Enterprising, resourceful, and results oriented. Ability to manage projects against tight timelines with a proactive and collaborative style that works well in teams.
  • Strong quantitative, problem-solving, and written and oral communication skills, including the ability to present to a wide variety of audiences.
  • Dedication to customer service and client coverage.
  • Ability to create a team environment with public and private agencies and parties essential.
  • Ability and willingness to travel.
  • General aptitude for learning and applying various computer programs.
  • Collaborates effectively with internal and external stakeholders.
  • Adapts well to changing priorities and circumstances.
  • Valid Driver's License
  • New York City residency is required within 180 days of hire.

Preferred Qualifications:

  • Master's degree or equivalent in finance, business, real estate management, maritime commerce, transportation, urban planning, public policy or a related field.
  • Highest degree of independent judgement, ability to identify and respond to work and circumstances as required without oversight and the ability to generate and implement new ideas.
  • Cruise industry knowledge or strong interest in the cruise industry.
  • Real estate experience in the transportation, logistics, infrastructure or maritime industries.
  • Familiarity with Management Reports International (MRI) software.
