About the Job

JPI is seeking a highly experienced Senior Architectural Designer with a focus on site plan and elevation design for multifamily projects. The ideal candidate will have over 10 years of multifamily experience in the U.S., with a proven track record of delivering high-quality architectural solutions. This individual will play a key role in shaping the design direction of JPI's multifamily developments and will have the opportunity to grow with the company as it expands its architectural capabilities. This role is a vital starting point for the design phase and will work with the Production Studio and the CA Studio to ensure that the needs of the company are setup properly at the earliest stages of the project. The whole architectural Design team will constantly be expected to work hand-in-hand with the Development team, the Pre-Construction team, the Investment Management team, the Construction team and the Construction QC team to ensure that expectations of design and construction and consistently met. This position will have a chance to shape the design direction of JPI's projects and contribute to the company's vision of becoming the largest multifamily developer in the U.S. Essential Functions & Responsibilities: Operational Excellence
  • Lead the development of site plans and elevations for multifamily projects, ensuring alignment with development goals, zoning regulations, design standards and constructability.

  • Collaborate with internal design teams, development, investment management, preconstruction, and construction to integrate architectural design requirements into overall project planning.

  • Utilize a kit of parts approach to architectural design, leveraging pre-approved components to streamline the design process and maximize efficiency.

  • Stay abreast of industry trends and best practices in architectural design, particularly within the multifamily sector, and integrate innovative ideas into project designs to create industry leading designs.

  • Oversee the preparation of conceptual design documentation, including drawings and renderings, to communicate design intent to internal and external stakeholders.

  • Present architectural design intent at city meetings and neighborhood meetings to help development efforts.

  • Provide mentorship and guidance to junior members of the architectural team, fostering a culture of continuous learning and development.

  • Collaborate with external consultants, including architects, engineers, and landscape designers, to ensure coordinated and cohesive project delivery.

Pre-Dev / Conceptual Design Phase
  • Initiate concept phase thru a visioning meeting using precedents and a target UPA

  • Create multiple site plans in CAD or Revit as needed for internal review using the kit of parts approach.

  • Work with the Land Acquisition team and the rest of the Design studio to create functioning site plans that take into account topo, utilities, zoning requirements, site constraints, parking requirements, construction phasing and constructability.

  • Create character elevation designs in CAD or Revit to represent the project in both external and internal meetings.

  • Work with the Land Acquisition team on the Hard Cost Questionnaire to prep the project for the concept budget process.

  • Work with the Production studio to ensure that the project meets site specific code requirements so that the project is ready to move into the SD phase of design.

  • Work with the VP of Design and the Production Studio to solicit and review 3rd party design consultant proposals for scope and cost.

  • Lead portions of the design kick-off meeting.

  • Work with the Land Acquisition and Development team in city predev meetings, city work sessions, P&Z meetings and City Council meetings.

  • Create a Concept Set.

  • Arch Site Plan.

    • Building layout plan (site map showing block plans, tuck under parking, surface parking, amenity area, carports - does it hit all of the JPI standards for product type?, bounding streets, access points, easements, unit mix, parking ratio - provided vs required, Site map showing surrounding context, upper level differences between ground floor, upgraded design features like proposed location for a rooftop amenity, Site map showing upgraded landscaping such as a central feature park if applicable).

  • Arch Project Data / Unit Matrix using the JPI standard format showing all typical area square footages.

  • Arch Building Plans - 1st floor building plan, typical building plans and a roof plan.

  • Arch Elevations - Character elevation showing detailed material mix.

  • Coordinate with civil on the Civil Site feasibility study.

    • Cover sheet (Site map, Address, Project name, Date issued, Drawing scale, Consultant contact info, North arrow, Does it match the JPI template?)

    • Site investigation study (Acreage, Existing zoning details, allowable density, FAR, building constraints / setbacks and easement, landscape requirements, city information related to the site).

    • Existing Conditions (Enlarged site map, Drawing Scale, North Arrow)

    • Civil Site Assessment - Civil summary including zoning based discussion and design points. Floodplain analysis, Environmental history, Sensitive site conditions of note. Soils and existing topography map. Utility availability & Offsite Roadway improvements if applicable.

  • Coordinate with civil on the Conceptual grading plan (Topo + retaining walls + buildings).

  • Coordinate with civil on the Conceptual cut/fill analysis.

  • Coordinate with civil on the Conceptual site utilities plan highlighting water, storm and sanitary sewer.

  • Coordinate with civil on the Conceptual detention design if downstream runoff can't be handled.

Internal & External Coordination

  • Coordinate with civil to create a design that takes into account detention needs, existing utilities, environmental parameters such as flood planes, FAR, green or open space requirements, existing ROWs and easements, deceleration lanes, street and city infrastructure requirements, and site topography.

  • Coordinate with the Production studio to ensure that the project is setup properly for 3rd party consultants (Structural, MEP, ID, Landscape) to move forward into design.

  • Coordinate with Landscape Architect when required to provide conceptual landscape design during zoning submission process.

  • Create a unit approval package and coordinate approval with the internal Sr. Interior Design Manager.

Design and Drawing Review
  • Review and markup the drawings created by junior staff or off-shore support staff.

  • Reviews selected shop drawings, material submittals and finish selections during CA to ensure original design intent is captured.

  • Review any design related VE that happens during pricing phases.

  • Review external rendering firm's work and provide markups.

Market Trend Analysis
  • Works with the VP of Design to make sure that proposed designs are aligned to current and future trends per product type.

  • Review and suggest modification to design standards as needed on a yearly basis.

Non-Essential Functions & Responsibilities:

Education, Work Experience, & Physical Requirements:
  • Bachelor's or Master's degree in Architecture or related field.

  • Licensed architect preferred but not required.

  • Minimum of 10 years of experience in architectural site plan and elevation design, with a focus on multifamily projects in the U.S.

  • Proficiency in AutoCAD, Revit, SketchUp, Bluebeam Revu, Procore, Rendering software such as Lumion. Abilities in other architectural design software or design skills such as hand rendering will be a plus.

  • Proficiency in typical office software - Word, Excel, PowerPoint, Outlook, Teams.

  • Strong understanding of zoning regulations, building codes, and industry standards relevant to multifamily development.

  • Excellent communication and presentation skills, with the ability to effectively convey design concepts to diverse audiences.

  • Proven leadership skills, with the ability to inspire and motivate team members towards shared goals.

  • Passion for innovation and technology, with a willingness to embrace new tools and methodologies to improve the design process with constructability and coordination.
