We are seeking an experienced and dynamic Affordable Housing Property Manager to oversee the operations of multiple properties within the Columbus, Ohio. The ideal candidate will have a strong background in property management, particularly within the affordable housing sector, and a demonstrated ability to manage multiple sites effectively.

Key Responsibilities:

  • Property Management:

    • Oversee daily operations of multiple affordable housing properties, ensuring compliance with local, state, and federal regulations, including HUD and LIHTC guidelines.

    • Monitor property performance, including occupancy rates, rent collections, and maintenance activities.

    • Develop and implement strategies to maximize occupancy and reduce vacancies across all managed properties.

    • Coordinate with site staff to ensure that all tenant issues, concerns, and maintenance requests are addressed promptly and efficiently.

  • Budgeting & Financial Management:

    • Prepare and manage operating budgets for each property, ensuring financial performance aligns with organizational goals.

    • Oversee rent collection processes, including tracking delinquencies and initiating eviction procedures when necessary.

    • Review and approve invoices, ensuring all expenses align with budgetary constraints.

  • Compliance & Reporting:

    • Ensure all properties comply with affordable housing program requirements, including income certifications and annual re-certifications.

    • Prepare and submit required reports to government agencies and funding sources in a timely manner.

    • Conduct regular property inspections to ensure compliance with health, safety, and regulatory standards.

  • Team Management:

    • Supervise and support on-site property management staff, including leasing agents, maintenance personnel, and administrative staff.

    • Provide training and development opportunities to staff to ensure high performance and adherence to company standards.

    • Conduct regular performance evaluations and address any staff-related issues.

  • Tenant Relations:

    • Foster positive relationships with tenants, addressing concerns and facilitating communication between tenants and management.

    • Oversee tenant selection processes, ensuring adherence to fair housing laws and affordable housing program requirements.

    • Organize and facilitate community events and programs to enhance tenant engagement and satisfaction.

Qualifications:

  • Education & Experience:

    • Bachelor's degree in Business Administration, Real Estate, or a related field (preferred).

    • Minimum of 5 years of experience in property management, with at least 3 years in affordable housing management.

    • Proven experience managing multiple properties simultaneously.

  • Skills:

    • Strong knowledge of affordable housing regulations, including HUD, LIHTC, and Section 8 programs.

    • Excellent organizational and multitasking abilities.

    • Strong leadership skills with the ability to manage and motivate a diverse team.

    • Proficiency in property management software and Microsoft Office Suite.

    • Exceptional communication and customer service skills.

  • Certifications:

    • Certified Property Manager (CPM), Housing Credit Certified Professional (HCCP), or other relevant certifications (preferred).

Education:Must have high school diploma or equivalent.

Qualifications:

  • Minimum two years' property management experience required.

  • Knowledge of LIHTC, HUD/Section 8 and affordable housing regulations preferred but not required.

  • Strong computer skills.

  • Excellent written and oral communication skills

  • Demonstrated organizational skills with the ability to prioritize work assignments and attention to detail.

  • Able to work independently or as part of a team.

  • Effectively read and interpret documents and instructions.
