Come join our team as a Senior Principal Specialist in Corporate Right-of-Way, where you will play a pivotal role in managing and securing land rights to support strategic infrastructure projects.

The Senior Principal Specialist, Corporate Right-of-way is responsible for carrying out a variety of tasks related to the acquisition and management of rights of way in the United States and Canada. The work of the incumbent has a broad range of involvement across the life span of a pipeline projects. Duties include pipeline route feasibility studies, pipeline support studies, right-of-way estimates, construction support, file management, and project management oversight of right-of-way acquisition activities. The role will also include responsibilities for existing Air Products pipeline assets including encroachments, renewals, and operations support. This position will play a crucial role in securing and maintaining pipeline right-of-way that align with the company's strategies and growth objectives.

This position can be based at our Global Headquarters in Allentown, PA or at our office location in Houston, TX. Occasional travel will be required.

Required Skills / Abilities:

  • Experience with a proven record in handling complex right-of-way transactions.
  • Understanding of Geographic Information System (GIS) mapping and pipeline
    construction methods.
  • Experience in commercial matters and dealing with legal contracts.
  • Experience in other real estate transactions (land purchasing / leasing, office leasing)
    is a plus.

Key Job Responsibilities:

  • Develop and foster sound internal client relationships by coordinating the anticipated right-of-way requirements for assigned areas of responsibility.
  • Conduct thorough data analysis and due diligence on potential pipeline routes to determine viability for right-of-way acquisition and provide valuable insight to support decision-making.
  • Conduct negotiations for the acquisition of real estate interests, including rights of way, pipeline permits, franchise agreements and servitudes.
  • Prepare internal approval documents in compliance with corporate policies and procedures for all right-of-way / real estate transactions.
  • Engage, direct, and manage outside, land surveyors, title abstractors, right-of-way agents and other professionals whose services are normally used in connection with right-of-way acquisition projects, and work with outside legal counsel in conjunction with the internal law group.
  • Ensure, in conjunction with the Environmental, Health and Safety group, that environmental site assessments are performed to identify and address potential risks prior to executing any transactions.

Minimum Hiring Requirements:

  • Bachelor's degree and at least five years of related work experience in a real estate
    (right-of-way experience preferred), finance, engineering and/or similar business
    function.
  • Understanding of right-of-way and real estate principles, concepts, and legal terms.
