Job Description
JOB SUMMARY: Directs the work of assigned janitorial work crew(s) at contract locations. Assures the work is performed on schedule and accomplished in accordance with the contractual statement of work. Performs direct janitorial services in offices, restrooms, and other areas as assigned. Assists Working Group Leaders and Contract Managers with verifying completion of daily tasks by staff, and training of staff in quality standards in assigned areas. DUTIES AND RESPONSIBILITIES:
- Assign daily tasks/duties to staff, as needed, including but not limited to dusting, vacuuming, trash removal, and cleaning restrooms, in accordance with the established daily service requirements and the number of staff on shift.
- Assign periodic services to staff, as needed, including but not limited to damp mopping and spray buffing floors, damp wiping of vertical surfaces, stairway cleaning, litter patrol of external areas, and sweeping and mopping of loading dock, in accordance with the established periodic schedule.
- Monitor and escort sub-contractor(s), including but not limited to window cleaners, landscapers, pest control agents, and verify services meet required quality standards in accordance with scope of work specified in the contract.
- Recommend disciplinary action(s) to be taken and give input toward performance evaluation and management based on observed employee behavior while directing employees' work.
- Assist training new staff members in the completion of duties to the standard cleaning and operating procedures as well as on-line training requirements available through our chemical supplier.
- In conjunction with the manager, perform the annual review of the checklist of responsibilities with all employees.
- Complete required daily quality control inspections of assigned areas using the daily supervisor report assigned at the beginning of their shift; ensure deficiencies are corrected by working with the staff assigned to the area
- Complete daily required government contractual paperwork including but not limited to daily projection and completion report, sign-off on work activity report completed by employees and sub-contractors, and review and sign-off on daily sign-in sheet by end of work shift.
- Perform janitorial duties, as needed, in the event of staff shortages.
- In the absence of the manager, perform supervisory responsibilities including but not limited to supervision of staff and being the point of contact for the assigned government customer.
- Complete emergency work order requests when janitors are not available.
- Assist with snow removal services, per contract requirements.
- Respond to emergency contract services such as after hour(s) or weekend(s) floods or snow removal efforts, as needed.
- Perform other duties as assigned.
QUALIFICATIONS, EDUCATION AND EXPERIENCE:
- Three (3) years' experience working within the custodial field
- Must be familiar with all custodial related duties including floor care, general office cleaning, restroom cleaning, etc.
- Prior experience working with people with disabilities preferred
- Prior supervisory experience preferred
- Demonstrated ability to work effectively as part of a team
- Ability to work in a fast-paced environment and manage and prioritize multiple tasks, often completing, priorities as needed
- Demonstrated strong attention to detail
- Demonstrated good time management and organizational skills
- Demonstrated good judgment with the ability to independently solve problems and make decisions with little need for direct supervision
- Demonstrated ability to anticipate future needed changes or identify problem areas and take effective actions
- Must possess good customer interaction, collaboration, presentation, and written and verbal communication skills
- Demonstrated basic experience with Microsoft Office applications, including Word, Excel, and Outlook
- Must be available to respond to emergency contract services such as after hour(s) or weekend(s) floods or snow removal efforts
- Obtain and maintain Homeland Security Presidential Directive (HSPD-12) clearance
- Based on location, may require a current, valid driver's license in state of residence, three (3) years driving experience in the United States, and acceptable driving record
