The Director, Dispositions manages the activities of internal asset managers and external vendors dedicated to the effective disposition of a pipeline of SFR assets for sale. Continuously monitor, develop and identify areas of improvement for the team. Report to the SVP of Dispositions and coordinate with the other internal departments to maximize performance.
Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
Oversee, develop and manage a team to meet SFR disposition goals and corresponding KPIs Implement strategies to enhance portfolio performance and operational efficiencies Analyze the effectiveness of assigned third party vendors vs direct management and make recommendations Work directly with third party vendors and provide guidance and oversight on current portfolio along with making sure asset assignment is appropriate Oversee third party vendors performance, trends and areas of focus Analyze the make up of the disposition portfolio, and make recommendations to maximize performance Regularly review and analyze property valuations, rental rates, make ready Develop and enhance policies, and procedures to improve efficiencies for the group while collaborating with various internal teams and external stakeholders Prepare reports and present on portfolio and team performance Conduct market research to identify trends, opportunities, and competitive dynamics Maintain staffing needs and various aspects of personnel, such as interviewing and hiring new employees, setting and reviewing performance standards and objectives, as well as providing any necessary training.

Market Knowledge: Understanding of housing market dynamics, property valuation, and operations. Analytical Skills: Strong quantitative and qualitative analytical abilities. Strategic Thinking: Ability to generate innovative ideas and add value. Industry Relationships: Existing relationships are helpful; ability to manage transaction pipelines. Communication: Excellent written and verbal communication skills. Work Ethic: Strong work ethic, motivated by team and company success. Travel: Willingness to travel to satellite offices or markets as needed. Project Management: Ability to manage multiple projects and initiatives in a fast-paced environment. Negotiation: Strong negotiation skills with high-impact decision-making capabilities
Minimum Requirements:
BA or BS in business administration, finance, management, real estate, or related field; MBA or advanced degree preferred. 7+ years of relevant real estate experience in acquisitions, dispositions, asset management, or related roles, with a strong track record in leading a team of individual contributors.
