8:00 am - 4:30 pm; Monday - Friday with occasional evening and weekend hours required, as necessary.

Mandatory Position

This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position
This is a Facility Maintenance Technician (Mechanical Trades). The position is considered fully functioning in the HVAC trade area. Additionally, this position is expected to be able to perform all general maintenance work. Tasks may include maintenance, repair, placement, fabrication, installation, alteration, construction, and design of facility components in the HVAC Shop.
Minimum Education/Experience
Required Minimum Qualifications:

Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.

University Preferred Qualifications:

Graduation from high school or equivalent and two years experience. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.
Essential Job Duties
The FM Tech Mechanical Trades performs under the direction of the Facilities Management HVAC Supervisor. Duties include:

  • Responsible for performing routine maintenance of HVAC, and refrigeration equipment to ensure that machines continue to run smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate.
  • Use electrical test devices to troubleshoot and repair HVAC electrical control circuits.
  • Diagnose mechanical problems and determine how to correct them by checking blueprints, repair manuals, or parts catalogs as necessary.
  • Use common hand and power tools, such as hammers, hoists, saws, drills, and wrenches to precision measuring instruments and electrical testing devices.
  • Use knowledge and skill in Building Automation Systems (BAS) to complete tasks as needed.
  • Look up and order parts using Google Sheets and Drive.

Other Work Responsibilities

  • Act as a lead worker and provide technical assistance and mentor contributing facility maintenance technicians therefore must possess strong knowledge of electrical, and mechanical codes to maintain compliance with State, Federal, and University regulations and standards.
  • Work with minimal supervision or instruction, and complete work with a high level of competence and professionalism in compliance with generally accepted trade practices.
  • Communicate effectively with customers, and managers, and provide high-quality customer service based on University policy and procedures.
  • Record daily activities in the order tracking system (Archibus) using a tablet.
  • Perform other duties as assigned and/or delegated to support all operations.

Departmental Preferred Experience, Skills, Training/Education

  • Graduation from high school or equivalent and four years experience in the installation, maintenance, and repair of HVAC, and refrigeration equipment.
  • E.P.A. 608 Refrigerant certification
  • Ability to act as a lead technician and provide guidance to other technicians.
  • Proven track record in facilities preferred.
  • Ability to effectively communicate the English language (reading, writing, interpretation, and comprehension) required.
  • Effective skills in verbal, written, and interpersonal communication.
  • Computer literate.
  • Knowledge and skill with Google E-mail, Microsoft Word, and Excel, and willingness to learn new programs.
  • Ability to effectively work/interact with persons from different backgrounds and cultures.
  • Ability to foster and create an atmosphere of teamwork. The selected candidate must have the mental and physical capabilities to perform the essential functions of the position with or without reasonable accommodations.

Necessary Licenses or Certifications

  • A valid driver's license is required. The FM Tech Mechanical Trades operates assigned vehicles on and/or off campus and is required to possess, maintain, or obtain a valid driver's license upon appointment to the position.


  • Positions may be required to possess and maintain required certification, licensure, educational level, and/or experience criteria as applicable to the tasks being performed and follow applicable building codes.
