POSITION PURPOSE AND SUMMARY ** APPLICANTS MUST RESIDE IN THE STATE OF CALIFORNIA** The Regional Asset Manager's main responsibility is to maintain the asset/hotel in a first class well received condition from the time you drive up to the building and pass through the entry doors it is safe, clean, and well kept. The RAM shall identify, troubleshoot, produce scopes of work, competitively bid, qualify, value engineer, award and oversee large CapEx maintenance and renovation activities at the hotels under their responsibility to maintain a safe and well kept asset inside and out. The Asset Manager collaborates with Operations, 3rd Party consultants, GC, Vendors, and others to provide support required to maintain the company's assets/ physical structures. The RAM will be responsible for covering a geographic region as part of a "STAR" team (operations, revenue management, sales and HR) representing approximately 45-65 hotels. MAJOR/KEY JOB DUTIES
- Must be reachable 24/7/365 for emergencies unless prior arrangements have been made.
- Travel to hotel in the event of an emergency as soon as it is safe to do so (hurricanes, tornadoes, floods, fires, multi room fire sprinkler breaks)
- Prepare annual schedule site by site to reflect visiting each asset twice a year to provide budget estimate for all related travel cost.
- Maintain Work Order systems daily.Identify, troubleshoot, produce scopes of work, drawings/specifications, competitively bid, qualify, value engineer, award and oversee large CapEx maintenance and renovation activities at the hotels under their responsibility.Drive best value for ESH considering price, competency, and schedule to deliver high standard work product.
- Assess building, able to determine immediate needs and 5 year capex plan.
- Interior - electrical, HVAC, plumbing, boilers, ventilation/air quality
- Exterior - roofs, gutters, parking lots, landscape, drainage
- Ensuring that retention/detention ponds are kept within city, county and state guidelines.
- Manage engineers, architects, procurement, legal, etc. in negotiating GC/vendor agreements.
- Schedule work to minimize room displacement and inconvenience to guests and operations.
- Supervise 3rd party consultants, GCs, vendor, etc. from inception until final completion.
- Conduct preconstruction walks and see that hotel sites are maintained in a safe, secure, clean manner during work.
- Conduct phone interviews of Operations recommended final Maintenance Engineers.
- Educate, motivate, and evaluate all Maintenance Engineers annually.
- Complete one annual full ME evaluation and hotel inspection with additional site visits as required/needed.
- Conduct bi-annual Greenshield training with Operations and Maintenance in the field ensuring the best professional methods, practices, and standards to all are followed/ delivered.
- Maintain records, photos of all annual property inspections and ME evaluations.
- Assist Risk Management and Insurance Company for natural disasters as well as daily self-insured incidents including providing contractor damage estimates.
OTHER DUTIES
- Acquire information, documents and proposals i.e. for legal matters, DOT projects, Easement projects, IT and exterior sign installs. As requested by other departments;
- Promptly return all phone calls and emails within 24 hour period-NO Exceptions.
KNOWLEDGE, SKILLS, ABILITIES & COMPETENCIES
- Ability to prioritize, multitask and balance a multitude of daily responsibilities.
- Ability to read, write and comprehend instructions, emails and memos.
- Strong organizational, communication, and interpersonal skills.
- Solid project management or Facilities related experience.
- Knowledge of HVAC, lighting systems and mechanical systems and operation.
- Demonstrated experience with multi-site facilities.
- Ability to read and interpret basic building drawings.
- Effectively train and present information in group situations and to other employees of the organization.
- Excellent self-leadership, interpersonal communication skills, and cultural sensitivity with the ability to effectively and tactfully interact with individuals at all levels of the company
- Ability to complete thorough ME final interviews via telephone
- Able to evaluate mechanical/electrical upgrades vs. utility consumption and provide an ROI.
- Communicate with others at site and corporate level for implementation and progress of new projects/installs.
ENVIRONMENTAL JOB REQUIREMENTS
- Extensive travel generally within RAMs established territory, however includes travel to corporate office or other areas to assist other RAMs
- May have to stoop, bend, slide around equipment in mechanical/boiler rooms, attics, roofs, etc.
- Exposure to outside weather conditions.
- Irregular hours extended working hours.
- Maintain a home office.
MINIMUM QUALIFICATIONS
- Associate's degree or equivalent from college or technical school and/or a minimum of 4 years' experience with Facilities or Asset Management.
- Basic understanding of construction and project management concepts, plumbing, electrical and mechanical systems.
- Ability to effectively write scope of work and to bid projects.
- Strongly understand the totality of problem solving and the intensity of multiple site responsibility.
- Excellent verbal and presentation skills with the ability to understand detailed reports in using common computer software such as Microsoft Word, Excel, and Power Point.
- Strong interpersonal skills and team player.
PREFERRED QUALIFICATIONS
- +5 years of Project Management of construction/trade activities
- Knowledge of a specific trade (mechanical, electrical, drywall, paint, etc.)
