Under general supervision of designated supervisor, perform all duties related to the installation, service, repair, maintenance and operation of heating, ventilation, air conditioning, air compressors, and refrigeration equipment and related electronic, electric and pneumatic control systems.

  • High school diploma or equivalent.
  • Technical school graduation or equivalent apprenticeship in heating, ventilation, air conditioning, refrigeration, and air compressors, and three years experience at the journey level.
  • Ability to read, comprehend and follow heating, ventilation, air conditioning, refrigeration, and air compressors, and electrical blueprints and schematics.
  • Thorough knowledge of heating, ventilation, air conditioning, air pressure, and refrigeration equipment and electronic, electric and pneumatic control systems, as applicable to trade specialty.
  • Thorough knowledge of materials, methods and hazards of the heating, ventilation, air conditioning, refrigeration, and air compressors, trade with proficiency in the use of related tools.
  • Ability to climb ladders and work in high places and confined spaces.
  • Ability to perform delicate and intricate repairs.
  • Knowledge of local and national Fire Underwriters Code and ASHREA Standards for the heating, ventilation, air conditioning, refrigeration, and air compressors, industry.

Additional Preferred Qualifications

  • Technology skills including MS Office, Internet, computerized maintenance management systems (CMMS), and Building Automation Systems (BAS).
  • Environmental Protection Agency (EPA) Universal Technician license
  • Valid NH Gasfitters License

Job Duties


Duty/Responsibility

  • Responsible for repairs to buildings and structures. Includes: preventative maintenance, plumbing, heating, air conditioning, utility and electrical.
  • Service, repair, maintain and operate electronic, electric and/or pneumatic control systems for heating, ventilation, air conditioning, humidification, air pressure, dehumidification and laboratory equipment including calibration of related instruments, gauges and controls.
  • Install and maintain electrical, heating, ventilation, air conditioning, plumbing, and pneumatic systems.
  • Calibrate controllers and transmitters for boilers, chillers, convertors, pumps, and zone control valves.
  • Service, repair, maintain and operate all types of industrial, commercial, and residential mechanical refrigeration, compressor, and air conditioning systems, including heat pumps, ventilation, and ventilating equipment, for all laboratory equipment and air dryers.
  • Service, repair, maintain and operate air compressors/air stations for building pneumatic controls.
  • Assist other mechanics/trades persons in all aspects of heating, ventilation, air conditioning, refrigeration, and air compressors, and related duties.
  • Maintain and calibrate all controllers for fan systems and HVAC unit control.
  • Calibrate all room thermostats.
  • Maintain operation of all temperature controls, HVAC systems, refrigeration and energy management systems.
  • Analyze & repair all refrigeration equipment. Maintain operation of all auxiliary devices.
  • Recommend and/or order necessary parts and supplies for installation, service, repair and maintenance of all assigned equipment.
  • Assist in the planning for acquisition of supplies to perform work. Advise supervisor of matters requiring attention regarding building system maintenance and conditions.



Duty/Responsibility

  • Perform scheduled preventative maintenance services on all mechanical systems equipment and components.
  • Assist in setting up Preventative Maintenance schedules and maintenance logs on all equipment and systems.
  • Develop a parts replacement file containing all components of all systems that are presently in use with all necessary data for development of an on-self inventory of critical parts and an instant record of sources for immediate ordering without delay.
  • Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts.
  • May operate a computer which controls and monitors mechanical equipment and utility systems.
  • Complete summary schedules of work performed.
  • Clean equipment use and equipment/mechanical room.
  • Report, organize and maintain all necessary records of materials purchased/work performed to service, repair, maintain and operate all equipment, including applicable records/paperwork with EPA mandates and refrigerant transition/recovery.
  • Individual must be willing and able to respond to emergency call-ins.
  • Perform other related duties as assigned
