DIRECTOR OF PROPERTY MANAGEMENT - WESTERN REGION (AZ & CO)

As a Director of Property Management, you are responsible for the effective and efficient physical, fiscal and compliance operations of the properties within your portfolio (AZ and CO). You will assist in strategic leadership of our properties and the overall property management function. This position reports to the VP of Property Management. As a Director of Property Management, you will:
- Build and maintain strong working relationships with Resident Services, deal partners, investors, and lenders to ensure smooth operations.
- Oversee the preparation and management of key financial reports, including budgets, forecasts, monthly variance analyses, and ODL requests.
- Monitor and manage KPIs related to portfolio performance, including Bad Debt, collections, occupancy rates, and A/P management. Provide proactive solutions to keep things on track.
- Partner with operational teams to gather and analyze data, ensuring properties meet both financial and physical performance standards.
- Work closely with cross-functional teams-HR, Accounting, Asset Management, Compliance, Training, and Facilities-to create integrated solutions that drive success.
- Lead training initiatives across the team, ensuring Standard Operating Procedures and leadership development are effectively implemented.
- Regularly visit properties to assess the physical condition, leasing activities, team engagement, and adherence to compliance standards.
- Collaborate with Facilities Managers and Property Managers to create actionable data-driven plans for asset management, preventative maintenance, and on-site operations.
- Support Regional Property Managers in resolving operational issues and providing guidance when needed.
- Champion culture initiatives across the portfolio, ensuring every team member is aligned with our core values.
- Assist with responding to resident concerns, complaints, and requests to ensure excellent resident relations and service.
Director of Property Management Qualifications:
- High School Diploma or Equivalent, Bachelor's Degree Preferred.
- Five or more years of equivalent experience in property management.
- Experience in Section 8/Public Housing required.
- Possess a valid driver's license, automobile insurance, and have a motor vehicle record that meets the standards of insurability set by our insurance carrier to operate personal automobile while on company business.
- Must be accessible after hours for emergencies.
- Must be able to travel regularly, including overnight as needed.
- Computer experience including MS Office products. RealPage One Site experience preferred.
- Perform quality work within deadlines without direct supervision.
- Ability to handle finances and work within a budget.
- Interact professionally with others.
- Work independently while understanding the necessity for communicating and coordinating work efforts with other employees.
- Excellent verbal and interpersonal skills required. Must be able to speak, read, and write English.
- Excellent organization and prioritization skills required.
- Ability to effectively present information and respond to questions.
- Ability to calculate figures and amounts required.
