Department Marketing Statement: Residential Operations is part of Housing, Dining, and Auxiliary Enterprises (HDAE). Residential Operations maintains properties consisting of residence halls, single student apartments, family student apartments, and dining commons serving over 10,000 undergraduate and graduate students, faculty, and staff. In addition to providing service to residents, Residential Operations maintains facilities that include conference centers, office spaces, and short term lodging and housing facilities. Learn more about the benefits of working at UC Brief Summary of Job Duties: The Lead Laborer serves as working lead for team of Sr. Custodians, Sr. Building Maintenance Worker, student employees and seasonal workers, working various assignments. Responsible for work assignment and quality, safety, employee training, building security, oversight of special projects and maintenance tasks, emergency response and customer service. Orders and distributes supplies. Also responsible for employee time cards and equipment maintenance for building. In compliance with HDAE goals and objectives, affirms and implements the department Educational Equity Plan comprised of short and long term objectives that reflect a systematic approach to preparing both students and staff for a success in a multi-cultural society. Works in an environment which is ethnically diverse and culturally pluralistic. Works in a team environment. Qualifications: Required Qualifications:
- Minimum 3 years of custodial or maintenance work experience in an institution and/or commercial setting. Example: College Residence Hall, hotel, resort, or school.
- Demonstrated ability to work effectively with others as a team.
- Experience in a customer service environment.
- Ability to communicate effectively with a diverse work force.
- Ability to communicate and work effectively with staff and others such as, employees from other departments, students, parents, project managers, conference organizers, etc.
- Some computer experience, including Microsoft Office programs. Organizational experience.
- Ability to motivate staff and maintain positive morale.
Preferred Qualifications: - High school diploma

Job Functions and Percentages of Time:
- 30% Leadership and Communication - Directs work of assigned staff. Assists and provides input to manager for performance assessments. Discusses performance, attendance and quality control issues with employees; refers unresolved issues to supervisor. Works with management to establish annual goals in coordination with team members. Develops teamwork. Understands team dynamics. Represents crew members ideas to manager. Coordinates team decision making process. Effectively delegates, coaches and motivates. Encourages team to work together to achieve set goals. Directs staff to assist in projects related to day to day building maintenance and preventative maintenance, such as relamping, replacing screens, minor plumbing retrofits, installing amenities in bathrooms and student rooms. Assures proper availability and use of equipment, tools and supplies. Trains and instructs employees in their duties. Coordinates and oversees reporting process regarding building custodial and maintenance needs. Coordinates work and preventative maintenance with skilled trades persons and confirms that required custodial projects have been completed in their area. Works with scheduled outside vendors and leads team meetings regarding work rules, safety training, renovations, University policies, supply and equipment usage, customer service issues and other business. Coordinates team decision making within zone. Orders cleaning supplies, linens and maintains current inventory of all necessary supplies. Tracks and maintains the condition and cleanliness of all rooms in the buildings. Effectively communicates orally, in writing and electronically. Participates in advanced training sessions and seminars. Sets example through good attendance, including promptly reporting to work. Reports daily team member attendance to management. As team leader for Operations, supports and implements management initiatives and assists management in achieving department goals.
- 10% Special Projects and Emergency Response - Coordinates and oversees special project work (including floor work, minor renovations and construction cleanups). Processes paperwork. Assures compliance with department standards including inspection for quality control. Assists in coordinating emergency response teams and cleanups. Responds to all emergencies within area.
- 5% Safety and Security - Maintains a functional awareness of the typical hazards of the work place as well as the special hazards that may be encountered at UCSB such as biohazards, chemicals, etc. Monitors work place safety on a daily basis. Follows established procedures for dealing with such potential hazards. Communicates with department manager regarding safety violations. Documents safety violations, interfaces with building occupants, police and department management in problem areas. Provides safety training for employees. Assures that safe practices are being followed. Promptly reports accidents on the job to department managers. Prepares and submits accident reports. Responsible for security in buildings within assigned area. Reports suspicious circumstances, including questionable individuals to campus police. Documents security violations, interfacing with police department, RD/ARD's and custodial manager regarding problem areas. Assists in department lockup and unlock as needed.
- 20% Customer Service - Responsible for cleanliness and customer satisfaction within assigned area. Resolves service issues. Makes contact with building occupants and leads from other Department divisions regarding service concerns. Encourages and responds to customer feedback. Coordinates and schedules customer requests. Provides high quality guest services to visiting KITP scientists and families. Assigns and processes guest keys in the KITP StaffApp system. Answers or provides referrals to answer guests' questions about KITP, UCSB or the local area upon request. Provides feedback to employees on service effectiveness Establishes and maintains a positive and cooperative working relationship with members of department and campus community. Develops and creates strong customer service environment.
- 35% Technical Operations - Dust mops, sweeps, damp mops, wet mops, buffs and high speeds hard and resilient floors. Strips seals and finishes floors. Operates vacuum cleaners, wet/dry vacuums, floor scrubbing machines and buffers. Cleans stairs, hallways, corridors, walls, moldings, base-boards, outside steps, window sills and other designated areas. Cleans window coverings, heaters, light fixtures, elevator interiors, tracks and front. Cleans doors, partition glass, showers, glass panels, inside and outside windows at ground level. Polishes metal fixtures and handrails. Empties and cleans wastebaskets and other receptacles. Makes beds and washes linens. May be required to pick up, lift and dump containers into dumpsters. Dusts, cleans and/or waxes cabinets, desks, furnishings, conference tables, wood wall paneling and other woodwork. Cleans chalk boards, erasers. Performs on-the-spot cleaning inspections, correcting discrepancies immediately. Wears appropriate equipment, gloves, masks, etc. Locks unoccupied areas/offices after cleaning Responsible for minor maintenance and storage of equipment. May haul, load and/or sets up chairs, tables, podiums, flags, and equipment for special functions. Performs other duties as assigned.
