Nature and Level of Work: Perform skilled work at a journey level in the installation, operation, maintenance, service and repair of the microprocessor based distributed automation systems which control and monitor building heating, cooling, air-conditioning, laboratory systems, lighting, metering, life safety, security and miscellaneous other building systems. Work is subject to inspection for conformance to specifications and accepted standards of the trade. Work conformance is primarily reviewed through observation of results. Functional contacts include workers, other service department employees, and administrative staff at the job locations, university staff, students and building occupants. Building Controls System Technician is a four-step title. Personnel working in this classification will automatically advance to the Building Controls System Technician IV upon successfully completion of necessary requirements. Key Responsibilities: Install and commission, troubleshoot and repair malfunctions, and perform preventative maintenance on microprocessor based distributed automation systems and associated electrical control equipment in University buildings and facilities. Calibrate instrumentation, meters, valves, damper actuators and controllers as required. Install, operate, maintain, troubleshoot and repair variable speed drives for electric motors, and site wide communications networks for distributed automation systems including fiber optic cable terminations. Operate personal computer software to commission, maintain and troubleshoot distributed automation systems. Observe and enforce all safety requirements related to equipment operations. Evaluate complex factors and malfunctions in building heating, cooling, air-conditioning, lighting, metering, life safety, security and miscellaneous other building systems and take corrective actions. Assist in training of Building Controls Systems Technicians in lower classifications. May perform or assist in the preparation of cost estimates, material orders, reports and maintenance of records. Actively train and work toward completing necessary skills and tests for Building Control System Technician IV. This position requires participation in rotating standby for emergency call out. Standby time is compensated. Perform other duties as assigned. Supervision Received: Administrative and functional supervision is received from Skilled Trades Supervisor or designated supervisor. Preference will be given to applicants with commercial electrical experience, including installation of conduit and wiring, troubleshooting HVAC motor starter/VFD circuits, and simple electronic controls and relays. Anticipated Hiring Range
