Pay is depending on experience. Minimum is $65,615.56 annually, $2,523.67 bi-weekly

Position Summary

The Mortgage Servicing Supervisor assists in planning and directing the Bank's mortgage loan servicing activities in accordance with established servicing objectives and philosophies. Monitors all mortgage loan servicing functions including the collection of real estate loans and other loans. Assists with the maintenance of hazard insurance policies, real estate tax payments, related loan servicing records, and the collection of monies due on all active loan accounts. Responds to customer requests for loan information. This position supervises, monitors, and evaluates the work of loan servicing personnel.

The following duties are intended to provide a representative summary of the major duties and responsibilities and ARE NOT intended to serve as a comprehensive list of all duties performed by all employees in this classification. Incumbent(s) may not be required to perform all duties listed and may be required to perform additional duties.

Essential Duties and Responsibilities

  1. Responsible for the day-to-day oversight, programming, and maintenance of the mortgage servicing system.
  2. Provide direction to staff who perform escrow activities to ensure property insurance premiums and real estate taxes and special assessments are paid in an efficient and timely manner.
  3. Answer inquiries regarding proper insurance coverage, claims, real estate tax provisions, payment problems, and other matters relating to the maintenance of a loan.
  4. Provide and monitor information concerning flood insurance reports, Fair Credit Reporting, and granting relief under Soldiers and Sailors Civil Relief Act.
  5. Prepare and maintain required records and reports regarding loan servicing activities to remain in compliance with SOX regulations and internal controls.
  6. Determine payment modifications for customers who are encountering financial hardships.
  1. Monitor investor loans ensuring activity is compliant with investor servicing requirements, government guaranteeing agencies, loan policy, and loan regulations.
  2. Book mortgage loans and perform check back on those booked by others in the department.
  3. Post loan payments and pay off requests.
  4. Monitor unapplied funds to ensure timely and accurate application of funds.
  5. Reconcile and remit mortgage insurance premiums.
  6. Manage AHFC loan agreement covenants.
  7. Assumption processing:
    1. Complete research needed to ensure investor, government, and mortgage insurance requirements are met.
    2. Communicate with borrowers to collect any documentation.
    3. Work with the underwriter and borrower to clear exceptions.
    4. Work with Loan Documentation Department to prepare appropriate closing documents and disclosures.
    5. Schedule borrower loan closings.
  8. Complete recast modifications in accordance with consumer regulations and investor guidelines.
  9. Prepare weekly, monthly, and quarterly reports required by each investor and guaranteeing agency.
  10. Daily balancing of assigned bancontrols and general ledger accounts.
  11. Compile and submit information needed for each investor's annual certification.
  12. Monitor/disburse insurance premiums and tax payments.
  13. Perform annual escrow analysis.
  14. Maintain current procedures for investor processes and workflows used in department.
  15. Develop a process for servicing new investors/the servicing of current investors new products.
  16. Refer and sell products to fit the customers' needs.
  1. Complete online, written and in-person compliance training within established timeframes.
  2. Other duties as assigned.

Supervisory Responsibilities

  • Carry out supervisory responsibilities in accordance with the company policies and applicable laws. Responsibilities include scheduling hours, interviewing and training employees; planning, assigning, and directing work; conduct performance evaluation; working with HR to address work related issues.
  • Ensure employees complete compliance training within established timeframes; understand and implement compliance requirements applicable to their positions.

Qualifications

Education

  • Bachelor's degree in business, accounting or related field required. Equivalent combination of education and related experience that fulfill the requirements of the position may be considered.

Experience

  • Five years of general loan servicing or mortgage servicing experience to include:
    1. One year of financial institution management experience.
  • Related military education/experience may be used as a substitute for education or work experience.

Knowledge & Communication Skills

  • Thorough knowledge of banking procedures, government regulations and compliance requirements as they apply to loans and mortgage loan servicing.
  • Good understanding of workout and collection strategies for loss mitigation/assumptions and related mortgage modifications.
  • Understand bank products and services, the associated regulations, and how changes to one will impact the other.
  • Exceptional communicator with the talent to easily identify issues, problems, or concerns. Mentor employees to self-discover resolutions and solutions.
  • Respond to issues involving challenging customer contact situations.
  • Ability to recognize when a problem requires escalation to a supervisor.
  • Must understand and have the ability to implement applicable compliance requirements.

Analytical & Decision Making Skills

  • Demonstrated ability to lead and motivate others.
  • Ability to provide resolutions to customers, managers, employees, auditors and regulators on complex situations.
  • Ability to analyze financial calculations, regulations, and legal documents.
  • Effectively organize workload and assess priorities in completing job responsibilities.
  • Capable of researching, developing, and explaining solutions and creating or improving procedures as needed.
  • Competently read, write and speak English sufficiently to comprehend, analyze and effectively communicate business memorandums, technical procedures and government regulations.
  • Expert ability required to focus on the details and document results.

Computer/Software/Other Equipment Skills

  • Ability to navigate through developed spreadsheets, databases and models used in balancing daily work.
  • Able to comprehend and respond to new software and program upgrades.
  • Intermediate knowledge of MS Office Suite, including Word, Excel, PowerPoint, and Outlook. Ability to operate standard office equipment such as PC, printer, fax/copier, and telephone.

  • The noise level in the work environment is usually moderate.
  • Work is performed in a professional office environment.
