Position Summary:
We have an exciting opportunity to join our team as a Manager-Facilities.

In this role, the successful candidate under the supervision of the LOH Facilities Engineering Director performs facility management functions that are assigned to physical plant systems and facility safety systems to achieve uninterrupted daily operations. This includes all LOH building operations, Utility systems, steam gas, water sewer, HVAC, Fire Safety systems, and Medical Gas systems. Overall duties are to oversee all aspects of the HVAC Systems, Plumbing, Electrical, and Maintenance. This position is primarily responsible for maintaining, troubleshooting, and expanding the Facility Management and Chiller Systems. Assist Director in departmental budget and capital projects. Substitutes in the absence of the Facilities Engineering Director pertaining to Facilities Management functions assigned to Plant Maintenance, Construction, Facility Structure, and Infrastructure components. This position also includes overseeing the electrical power distribution systems, carpentry, painting, elevators, fire alarm system, and duties of the Facilities Engineering Staff.

Job Responsibilities:

  • Demonstrates knowledge of the organizations Service Standards and incorporates them into the performance of duties.
  • Performs other duties as assigned.
  • Prepares reports and maintains records. Maintains all pertinent documentation pertaining to energy management for inspecting agencies i e JCAHO NYC NYS etc. Provides timely and accurate documentation regarding facility incidents to Quality Assessment and Improvement and NYULH legal.
  • Ensures the operation and maintenance of all HVAC and mechanical systems and related equipment. Analyzes and implements modifications to operating strategies. Maintains a spare parts inventory program to prevent system down time. Develops and oversees preventive maintenance and a calibration program for optimal equipment operation. Investigates repetitive and/or related problems i e repetitive alarms to determine large scale system problems. Follows up with vendors and various shops to resolve system problems. Trains staff in software control applications.
  • Establishes scope of equipment and services necessary for facility expansion and energy management. Works with project managers to review and change if necessary HVAC systems and operating logic on new construction to comply with the healthcare standards of LOH to tie into existing facility management systems. Delineates responsibilities and supervises shop and contractor staff. Develops and implements energy conservation projects.
  • In conjunction with the Facilities Operations Director, Supervisors, and/or outside consultants, manages construction related to Energy Management, Facility Automation Chiller Systems, and other facility issues where needed.
  • Works closely with Infection Control, Environmental Services, Nursing, Loss Prevention, and Administration in maintaining the Environment of Care.
  • Plans and implements new programs; recommends programs to improve service and productivity of department. Plans and organizes the department's responsibilities to respond to the needs of the facility. Tests new materials and procedures takes advantage of new technologies.
  • Maintains plans specifications and drawings to provide current information for all buildings and utility systems. Oversees work planning and scheduling systems that provides control of the workforce and responsiveness to the customers.
  • Provides maintenance control system that includes preventive and predictive maintenance programs. Ensures HVAC systems provide environmental conditions satisfactory to the needs of the facility program. Maintains the exterior of structures so that internal integrity is assured.
  • Interviews prospective employees, evaluates, and documents staff performance records and reports personnel absences and perform personnel counseling. Recognizes the need to counsel subordinates and performs counseling in a timely fashion. Disciplines subordinates when necessary in accordance with Human Resources policies and procedures. Brings to the employees attention areas of performance needing improvement as soon as they are recognized with a plan and a time frame for correction.
  • Establishes work hours for employees i e breaks, lunches, and any necessary overtime. Assigns staff responsibilities amongst staff and monitors their work. Solicits feedback from the employee to ensure the assignment is understood. Allocates resources appropriately so that tasks can be accomplished and distributes assignments equitably.

Minimum Qualifications:
Bachelors Degree in Technology/Facilities Management or related field. Minimum of ten (10) years experience in HVAC/Energy Management with at least five (5) to ten (10) years supervising trade personnel. Required experience in computerized facility management and chiller/air handler/building operation. Must have extensive knowledge with Building Automation Systems, Building Structures, Energy Conservation Systems, Utility Systems, NYC Building Codes, and Healthcare codes. Possess excellent management, communications, and interpersonal skills. Provide high quality results under pressure in a fast past environment working independently or as a team member.

Good written and verbal skills with the ability to handle many priority objectives at once with full regard to safety. Must also be familiar with governing regulations and policies regarding NYS, NYC, JCAHO, NFPA, EPA and other Authorities. Having Jurisdiction AHJs and attentive to issues regarding maintaining continuous compliance.

NYU Langone Health provides a salary range to comply with the New York state Law on Salary Transparency in Job Advertisements. The salary range for the role is $97,589.95 - $127,000.00 Annually. Actual salaries depend on a variety of factors, including experience, specialty, education, and hospital need. The salary range or contractual rate listed does not include bonuses/incentive, differential pay or other forms of compensation or benefits.
