POSITION SUMMARY:

The Regional Maintenance Specialist will support the Regional Maintenance Manager (RMM) in ensuring that maintenance operations across all properties are efficient, safe, and consistent. This role involves developing preventive maintenance plans, identifying cost-saving opportunities, ensuring compliance with safety standards, and standardizing maintenance practices. Additionally, the Regional Maintenance Specialist will take a hands-on approach to maintenance projects, effectively reducing repair and maintenance expenses across their portfolio.

ESSENTIAL FUNCTIONS:



  • Takes a hands-on approach to maintenance projects that would typically be outsourced, effectively reducing repair and maintenance expenses and contributing to significant cost savings for the company.
  • Assists the RMM in creating and scheduling preventive maintenance plans for each property to ensure optimal functionality and longevity of all assets.
  • Review service requests and recurring work orders to identify opportunities for expense savings and implement cost-effective maintenance strategies.
  • Identifies training needs for site maintenance personnel and recommends appropriate training to the RMM to enhance team skills and performance.
  • Promotes a safe working environment for employees and residents by adhering to the Dominium Safety Program. Identify and report unsafe acts and conditions and recommend necessary changes to the RMM.
  • Conducts regular inspections of common areas and market-ready units to ensure that maintenance standards are consistently met and maintained.

  • Completes and maintains biannual or as-needed site inspection forms for all properties, ensuring all maintenance activities are documented and up to date.



  • Assists the RMM in standardizing maintenance shops, supply inventories, and personal protective equipment across all sites to ensure consistency and efficiency.



  • Provides maintenance support for new property acquisitions as requested by the RMM. Develop goals for site staff and monitor progress to ensure successful integration.




QUALIFICATIONS:




  • High school diploma or equivalent required; technical school training preferred



  • Five to seven years of progressively responsible maintenance experience - prior a plus



  • Experience with multiple building types including mid-rise, high-rise, townhomes, etc.



  • High level of proficiency with all HVAC system types



  • Demonstrated proficiency in carpentry, plumbing, electrical, and general repair



  • REAC or HUD experience



  • Ability to communicate in English clearly with others orally and in writing; bilingual (Spanish) preferred



  • Ability to work independently for extended periods when needed.



  • Valid driver's license, ability to drive, and insurance




PAY RANGE:



  • $30 - $34 / hour
