Job Summary The Director of Asset Preservation and Improvements is responsible for managing the capital requirements of the portfolio from identifying needs, proposals, contracts, execution, and final inspections. The general focus will involve the preservation of the assets through strategic forecasting of capital needs and enhancements to properties to maintain competitiveness in their respective markets. Job Responsibilities
- Visit properties to identify and quantify needs and potential upgrades including, but not limited to: Parking Lots/Concrete, Pool Functionality, Mar Cite and Pool Decks, Pool Furniture Needs, Roofing Needs and Useful Life, Painting - Common Areas, Hallways, Exterior, Clubhouse and Amenities, Common Area Flooring, Tennis Courts, Property Lighting, Clubhouse and Model Furniture, Fitness Equipment, Dog Parks, Fire Monitoring and Suppression Systems, Pressure Washing, Golf Carts, TVs/Computers, Wood Rot and Replacements, Landscaping, Drainage, Monuments and Other Signage, Gutter Repairs/Replacements/Additions, Fencing, Camera Systems, Entrance/Exit Gates, Elevators, and Controlled Access.
- Develop annual capital budgets with input from management and EIP peers.
- Develop and monitor five-year capital forecasts for each asset in the portfolio.
- Forge relationships with vendors and contractors across multiple states to ensure best pricing and quality of work.
- Develop and write scopes for capital projects and obtain multiple proposals for said scopes.
- Prepare change orders as needed.
- Obtain proper approvals with organized documentation for all projects.
- Draft and execute contracts with vendors, collect lien waivers, and review payments.
- Organize Proposals, Approval Forms, Contracts and Lien Waivers within internal software.
- Review and approve invoices and ensure that executed contracts match the invoices submitted.
- Manage projects within the parameters of the approved annual budget and execute with an understanding of balance sheets and cash flow.
- Coordinate, schedule, oversee, and inspect the projects for promptness, quality, and completion.
- Communicate updates of ongoing projects as needed.
- Manage travel expenses via EIP policy and submit monthly expense reports.
Job Requirements
- A minimum five full years of experience in a full-time capacity (post-secondary education) in Construction Project Management, Apartment Property Improvements, and/or General Contracting - Apartment Community Focused
- Bachelor's Degree from accredited university or comparable degree
- Computer skill set to include Microsoft Office Suite and Adobe (PDF)
- Experience in preparation of scopes, gathering proposals, contract negotiations and execution.
- Strong written and oral communication skills
- Ability to reason and apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action.
- Ability to travel as needed approximately 50% of the time.
Preferred Skills
- Experience working with multi-family operators/management.
- Experience with oversight of major roofing, painting, and other projects within the apartment industry.
- Ability to communicate with construction teams, management teams and internal upper management.
- Experience with working on a team and streamlining internal communication.
- Strong dedication and self-driven personality with ability to meet tight deadlines.
- Working knowledge of industry standard material and labor pricing.
