7:00 am - 3:30 pm; Monday - Friday with occasional evening and weekend hours required, as necessary.
Mandatory Position
This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions. |
Primary Purpose of Position |
This is a Facility Maintenance Technician (Mechanical Trades) at the Advanced level. The position is considered to be a fully functioning in a particular trade area. Additionally, this position is expected to be able to perform all general maintenance work. Tasks may include maintenance, repair, placement, fabrication, installation, alteration, construction and design of facility components in assigned buildings. |
Minimum Education/Experience |
Required Minimum Qualifications:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.
University Preferred Qualifications:
Graduation from high school or equivalent and four years experience. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis. |
Essential Job Duties |
The FM Tech Mechanical Trades performs under the direction of the
RUP Shop Supervisor. Duties include, but are not limited to:
- Maintain, repair, and alter commercial chill water systems and equipment requiring the application of skills in planning, problem solving, and attention to detail, teamwork, communication and adherence to safety.
- Perform reliability centered maintenance to ensure that commercial chill water systems run smoothly, building systems operate efficiently, and/or the physical condition of building do not deteriorate.
- Perform chill water system testing and monitoring and make recommendations for improvement/repair.
- Diagnose commercial chill water problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs as necessary.
- Perform basic commercial HVAC, plumbing, and general building maintenance service work as required.
- This position is critical to campus research and its ability to operate seamlessly 24/7/365. Adherence to an on-call rotation is required.
EPA 608 Certification.

Other Work Responsibilities |
- Function as a lead worker, and be called upon to provide technical assistance and mentor other facility maintenance technicians as required.
- Demonstrate a solid knowledge of fire, building, electrical, and mechanical codes to maintain compliance with State, Federal and University regulations and standards.
- Work with minimal supervision or instruction to complete work with a high level of competence and professionalism in compliance with generally accepted trade practices.
- Record daily activities into order tracking system (Archibus) using a tablet.
- Perform other duties as assigned and/or delegated to support all operations.

Departmental Preferred Experience, Skills, Training/Education |
- Associate's degree preferred.
- Ten years' experience in performing commercial chill water system operation and repairs desired.
- Experience in commercial HVAC, plumbing, and/or general building maintenance work.
- North Carolina License/Certification for HVAC 1,2,3
- Solid working knowledge of Chillers
- Proven track record in facilities maintenance and repair.
- Plumbing/Pipe-fitter journeyman card is a plus.
- Ability to effectively communicate the English language (reading, writing, interpretation and comprehension).
- Effective skills in verbal, written and interpersonal communications, however excellent communication skills are preferred.
- Computer literate. Knowledge and skill with Google Applications, Microsoft Word and Excel, and willingness to learn new programs.
- Ability to effectively work/interact with persons from different backgrounds and cultures.
- Ability to foster and create an atmosphere of teamwork with co-workers, visitors, building occupants, and the entire campus community.
- Valid driver's license required. The FM Tech Mechanical Trades operates assigned vehicles on and/or off campus and is required to possess, maintain, or obtain a valid driver's license upon appointment to the position.
