FINANCIAL ANALYST

As a Financial Analyst, you are responsible for real estate development forecasting and modeling (profitability/pro forma), preparing preliminary and final development cost estimates, sources and uses, operating statements, cash flow analysis, and supporting schedules. This position reports to the Director of Development Operations. As a Financial Analyst, you will:
- Assist in preparing/completing application materials for applicable government/other funding programs and respond to any concerns to resolve deficiencies, prepare post-award documentation, and submit according to deadlines.
- Interact closely with internal staff (construction, architecture, property management) to confirm assumptions included in development forecasts and models.
- Review historical and current financial reports (income statements, balance sheets) to assist in underwriting financial models.
- Estimate unknown variables necessary for financial underwriting of developments based on research, historical data, and interactions with industry professionals.
- Maintain/update the financial models that are created throughout the entire predevelopment/development process from a project's inception to the project's closing.
- Calculate tax credit adjusters based on information that is included in the executed operating agreement.
- Produce memos and information/investor packages for internal and external distribution. External information is provided to potential tax credit investors, debt providers, and property owners.
- Assist in completing and submitting applications and necessary documentation for tax credits (low-income, historic, New Market, etc.), AHP funds, HOME funds, CDBG funds, TIF funds, Requests for Proposals (RFPs), etc.
- Research potential development sites, potential financing sources for new developments, changes within the real estate industry, and industry drivers.
- Conduct analysis of the value of current projects in the Gorman portfolio, as well as properties that are for sale.
- Respond to inquiries from debt providers, equity providers, housing authorities etc. concerning potential projects, as well as projects in the Gorman portfolio.
- Review commitment letters, operating agreements, term sheets, letters of intent etc. to determine the information that is contained within the document.
- Interpret how the information contained in commitment letters, operating agreements, term sheets, letters of intent etc. will affect a project and/or the Company.
- Conduct various ad hoc financial calculations as requested.
Financial Analyst Qualifications:
- Bachelor's degree in Finance, or related field required.
- Two to four years of similar experience required.
- Experience working with lenders, and debt and equity providers.
- Experience with underwriting and structuring real estate development projects, negotiating operating agreements, sources and uses, and capital stacks is required.
- Strong financial acumen, economics experience, and enjoys working with numbers.
- Possess the ability to gather, assemble, correlate and analyze facts, data and instructions; to devise solutions to problems; to prepare concise reports and develop and evaluate procedures.
- Ability to organize and prioritize work and adjust to shifting priorities.
- Ability to work independently with limited supervision.
- Proficiency in Microsoft Office Products.
