DEVELOPMENT COORDINATOR

At Gorman & Company, we believe that our people are our most important asset. As a Development Coordinator, you will provide both administrative and technical support to the project development team on all aspects of a real estate development project from early conception through completion. You will be responsible for preparing all applications for project funding, including Low Income Housing Tax Credit (LIHTC), Tax Exempt Bonds, HOME, AHP and other federal, state, local and private financing sources in a team environment. You will coordinate all aspects of an application and ensure items are finished in a timely, well-executed manner. You will ensure the timely completion and delivery of project due diligence to both internal and external development partners and financing sources. This position reports to the Regional Market President as assigned and the Director of Development Operations.

As a Development Coordinator, you will perform the following tasks:


  1. Help to coordinate and submit responses to Requests for Qualifications (RFQ's) and Requests for Proposals (RFP's) for potential future development opportunities with a focus on affordable and mixed-income rental housing.
  2. Work with the Regional Market President(s) to coordinate developments from inception through lease up.

    1. Create and maintain project schedules and data entry of project details in development software
    2. Submit funding applications
    3. Submit follow-up documentation as requested by funding sources
    4. Coordinate all project due diligence for investors, lenders and federal, state and local funding sources
    5. Work with Market President to assist in various neighborhood, municipal, and state processes to move a project forward (i.e. neighborhood meetings, partner meetings, city zoning submittals)
    6. Participate in project team meetings led by Regional Market President


  3. Work with development team in standardizing and establishing methods including, but not limited to:

    1. Development checklists
    2. Electronic file organization
    3. Application processes


  4. Provide on-going coordination between architects, contractors, and other members of the project development team.
  5. Maintain a high level of understanding of federal and state tax credit markets, real estate closing processes, and legal documentation related to affordable housing transactions.
  6. Function as a go-to contact within Gorman for questions regarding the tax credit process or Qualified Allocation Plan (QAP) in the State markets we work in.
  7. Respond quickly and professionally to requests and serve as the point of contact for outside consultants.
  8. Administrative tasks as assigned including taking meeting minutes, sending out calendar invites, credit card coding, processing monthly invoices, etc. for various Market Presidents.
  9. Handle multiple deadline-driven projects in a truly fast-paced, team-oriented, multi-tasking environment.



Development Coordinator Qualifications:


  1. Two+ years direct work experience in the affordable housing industry and/or related field.
  2. Associate or bachelor's degree in Real Estate, Paralegal, Business, Urban Planning, or similar areas preferred; equivalent work experience will also be considered.
  3. Team spirit - cooperative, honest, trustworthy, and reliable.
  4. Experience with Microsoft Office (i.e. Word, Excel, Outlook, PowerPoint) and Adobe Acrobat.
  5. Must possess proficient ability to communicate in English in oral and written format.
  6. Ability to apply discretion with confidential material.
  7. Ability to maintain a high level of accuracy.
  8. Ability to effectively apply analytical and problem-solving skills.
  9. Excellent time managing skills with the ability to multi-task, prioritize and meet deadlines.
