Under the direction of the Studio Director and together with project design and technical leaders, prepare and implement the standard project planning and monitoring process for all projects; participate in all phases of large-scale mission critical, institutional, and workplace projects, including new construction, renovation, expansion, site evaluation, zoning study, entitlement study, test-fits and post occupancy studies; manage overall project schedule, develop, coordinate, and manage short-term to mid-term staffing and deliverables schedules and project availability of various architects, engineers and designers; use Deltek to establish and monitor work plans and project budgets, and track financial progress of projects; analyze financial performance of projects and calibrate work plans accordingly; participate in marketing efforts including client maintenance, proposal development and interviews as directed by the Project Management Leader; prepare agreements for and administer control of all project consultants subcontracted by the firm; serve as mission critical project personnel that is the point of contact for all design disciplines for scope and deliverables management and customer relations supporting highly sophistic design requirements for hyperscale and colocation data center clients; work with multiple stakeholders including owners, tenants, contractors, and developers to work towards a common goal of accomplishing successful project delivery within defined time and established budget in a technically sound manner; work with project teams to write and manage basis of design documentation that supports clients in setting up the essential criteria to manage consistent project objectives across multiple sites and programs; develop and maintain staffing projections that are consistent with the awarded project scope, Owner-Architect agreement and business plan of the firm; work with senior designer and Project Architect, identify and quantify tasks that are outside of the scope of the Owner-Architect agreement for presentation to the principal in charge and the Owner; coordinate with local authorities having jurisdiction where the project is located and satisfy their design review requirements, and code compliance checklists; secure all owner required data for specification development, bidding requirements, contract forms, conditions of contract and Division 1 general requirements; schedule and coordinate all required design and technical reviews through all phases of the project to meet the established firm policies and procedures for quality; apply firm wide best practices procedures and participate in firm wide development of best practices, lean processes, sustainability initiatives and process improvement methods; attend and coordinate project meetings in-house with the client, subcontracted consultants and contractor; responsible for identifying weekly project requirements and delegating the project assignments that help achieve the long-term project deliverables; manage coordination with architects, general contractors and other trade partners, including mechanical, electrical, plumbing, fire protection, civil, structural, landscape, computational fluid dynamics, effluent/wind, acoustic, sustainability, telecom, and security disciplines to coordinate building systems in obtaining project approvals and the preparation of construction documents; deliver recommendations for the need to upgrade, replace, or install new utility infrastructure that can facilitate customer requirements; maintain control over distribution of all project documentation using project information management software Procore, Newforma, PlanGrid, SharePoint, BIM360 or other approved software; oversee construction administration phase of projects, review, and submit contractor requisitions, bulletins, change orders and certificates of payment as needed and present recommendations to Owner; review and approve invoices before issuance, monitor project accounts payable and assist the firm in collection and/or adjusting unpaid balances; oversee preparation of field observation reports, final inspections, and project closeout, including punch lists, and record/as-built drawings; establish and maintain relationship with the client's representative to ensure continuous client satisfaction with quality of services.
