This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

Primary Purpose of Position
Functions within the FM Maintenance Operations team as a member of the Housing Shop. The primary purposes of this Advanced Plumbing position is to: Provide general repair to residential, and commercial plumbing systems. Repairs to include but are not limited to general repair, new fixture installs, hot water systems and domestic boilers. Respond to repairs from the general work order system for a dispersed work site. The plumbing work orders account for approximately 2000 calls for service per year. Plumbing responds to system malfunctions, and commercial and residential service calls. Performs preventative maintenance inspections and procedures for commercial and residential systems. These inspections are to provide feedback to supervisors and result in the safest and cleanest environments possible for the student and guest populations. Where applicable, assesses any charges for damages to students and guest populations found on these inspections. Performs a leadership role for the Housing Shop's Plumbing team. Shares in the responsibility for compliance with University Safety, State, EPA and OSHA requirements as related to the plumbing functions. Is mandatory personnel with on-call responsibility.
Minimum Education/Experience
Required Minimum Qualifications:

Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.

Essential Job Duties
Provide general repair to residential and commercial Plumbing systems. Repairs to include general repair and install of new fixtures, hot water systems and domestic boiler repair. Respond to repairs from the general work order system for a dispersed work site. The Housing Shop Plumbing work orders account for approximately 2000 calls for service per year. Plumbing Services responds to domestic water calls, system malfunctions for both commercial and residential service calls; Performs preventative maintenance inspections and procedures for commercial and residential plumbing systems. These inspections are to provide feedback to supervisors and result in the safest and cleanest environments possible for the student and guest populations. Where applicable, assesses any charges for damages to students and guest populations found on these inspections. Performs a leadership role for the Housing Shop's Plumbing shop. Department responsibility for compliance with University Safety, State, EPA and OSHA requirements as related to the plumbing functions.
Other Work Responsibilities

  • Function as a lead worker, and be called upon to provide technical assistance and mentor other facility maintenance technicians as needed.
  • Demonstrate a solid knowledge of fire, building, electrical, and mechanical codes to maintain compliance with State, Federal and University regulations and standards.
  • Work with minimal supervision or instruction to complete work with a high level of competence and professionalism in compliance with generally accepted trade practices.
  • Record daily activities into order tracking system (Archibus) using a tablet.
  • Perform other duties as assigned and/or delegated to support all operations.

Departmental Preferred Experience, Skills, Training/Education

  • Graduation from a 2-year technical college or equivalent and four years experience. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.
  • Master Plumbing License. (preferred).
  • General Contractor's License. (preferred).
  • Previous experience on a University Campus. (preferred).

  • EPA 608 Universal Certification (preferred)
  • Experience in diagnosing and repairing HVAC and Plumbing systems, including belts, hot water systems in residential and commercial settings.
  • Experience and knowledge of relevant building, fire, electrical, and mechanical codes and ability to ensure work meets university, state, federal, EPA, and OSHA standards.
  • Experience handling a high volume of work orders using order tracking software (e.g., Archibus) and a tablet for recording daily activities and work orders along with Google products, and Microsoft Office.
  • Proven experience as a lead worker with the ability to provide technical guidance and mentorship to facility maintenance technicians.
  • Experience and skilled in conducting safety-focused preventative maintenance inspections and assessing damages for charges where needed.
  • Experience and ability to lead, provide technical assistance, and mentor other HVAC technicians in the team.
  • Willingness to perform additional duties as assigned to support the full range of campus housing operations.
  • Effective and efficient written and verbal communication skills needed.
  • Strong ability to work independently, professionally, and in line with standard trade practices.
  • Ability to foster and create an atmosphere of teamwork with co-workers, visitors, building occupants, and the entire campus community.

Necessary Licenses or Certifications

  • Positions may be required to possess and maintain required certification, licensure, educational level, and/or experience criteria as applicable to the tasks being performed and follow applicable building codes.
  • Valid Driver's License.
