We are seeking a Director of Tenant Coordination to join our team. This role can be based out of any of our 24 regional office locations nationwide listed on our corporate website www.regencycenters.com/contact. The Director of Tenant Coordination will oversee the comprehensive Tenant Coordination process across all shopping centers nationwide. This role ensures seamless transitions for tenants from lease execution to store openings, managing tenant coordination processes for new developments, major redevelopments, renovations, and existing shopping center assets. What You'll Be Doing: Leadership & Oversight:
- Lead and manage the Tenant Coordination team, ensuring consistent standards across all regions.
- Oversee all tenant-related coordination for existing assets, new developments, and renovations, ensuring adherence to lease requirements and operational readiness.
- Develop and implement best practices, training programs, and resources to optimize the Tenant Coordination process.
Tenant Coordination Process:
- Manage the tender process for all tenant improvements, ensuring smooth project execution, readiness for rent commencement, and timely store openings.
- Oversee lease abstracting and ensure alignment between lease terms and tenant coordination deliverables.
- Approve and oversee Tenant Improvement Allowances (TIA) processes, ensuring compliance with lease agreements.
Project Support:
- Collaborate with Property Managers, Construction Managers, and Leasing to ensure efficient delivery of tenant spaces.
- Act as the escalation point for complex tenant coordination issues, working with internal teams and tenants to resolve challenges.
- Coordinate approval processes for tenant plans, signage, and permits in compliance with shopping center criteria.
Communication & Reporting:
- Lead the Tenant Coordination department, overseeing all interactions between Tenants, Leasing, and Construction teams to ensure seamless communication, effective coordination, and timely resolution of issues.
- Provide regular updates to senior leadership on tenant coordination progress and key metrics.
- Oversee the preparation of reports, trackers, and documentation related to tenant coordination activities.
Are You Qualified? Required:
- Bachelor's degree in Business Administration, Construction Management, Real Estate, or a related field from an accredited institution.
- At least ten (10) years of experience working in retail or commercial real estate, tenant coordination, or construction project management.
- Proven track record of managing large-scale tenant coordination projects, including new developments and existing assets.
- Strong organizational and communication skills, with the ability to manage multiple projects simultaneously.
- Expertise in lease negotiation, project planning, and construction oversight.
- Leadership skills to manage and mentor a diverse team across regions.
- At least an intermediate level proficiency with Microsoft Office software including Excel, Project, and Word.
- Ability to travel across the country and frequently visit regional offices.
- Ability to work varying and flexible hours including evening hours.
Preferred:
- Experience with tenant coordination for grocery store-anchored shopping centers.
- Familiarity with Tenant Improvement Allowances and lease agreement intricacies.
- Knowledge of industry standards and tools (e.g., construction management software, lease management platforms).
- Proficient in Microsoft Project and workflow management software such as Blue Beam Revu.
