Job Description:

This position is responsible for creation, oversight and implementation of strategic business plans and programs for Senior Living, Active Adult and Multifamily properties. The candidate must have the ability to consider the objectives of both Ryan Companies and our operating and investment partners, with a focus on increasing the value of the properties and providing an exceptional experience for our residents.

The role blends the oversight of operations, marketing and sales with hands-on financial planning and execution to maximize and protect the health and value of our housing portfolio. This position will also provide guidance in the development of financial projections for future development projects and supports our development teams to help understand and assist in underwriting new projects.

Asset Management Team Member including significant interaction with Ryan coworkers in the Capital Markets, Real Estate Management, and Development functions, outside operators and partners, and the residents of the properties. The asset manager is responsible for ensuring that the services delivered across our multiple platforms are consistent with Ryan's philosophy on senior living and the highest level of customer service is provided for our communities.

Some things you can expect to do:

  • Review monthly property reports and cash flow forecasts; follow up with property accountant and operating partners on variances and accounts receivable concerns.

  • Perform property benchmarking analysis, comparing to other Ryan communities and industry benchmarks.

  • Prepare reports relating to individual community performance, problems and work-out strategies, construction and leasing status, etc.

  • Assist with the preparation of investment partner presentation reports and investment memorandums.

  • Conduct annual site inspections of the communities to analyze the overall condition of the property and make appropriate recommendations.

  • Prepare financial assessments and provide recommendations on overall strategy.

  • Prepare cash flow forecast models at a building and portfolio level.

  • Assist with research tasks related to overview of competitive market, and demographic trends within the portfolio's geographic area.

  • Maintain project database with information available for immediate access related to key indicators, performance and project details.

  • Assist with preparation of annual business plans and review of operating and capital budgets.

  • Research and present strategic cost cutting initiatives and operational efficiencies.

  • Maintain current knowledge of industry trends and performance of comparable properties.

  • Effectively interact with in-house departments including accounting, investments/acquisitions, capital markets, accounting and legal to ensure a team-oriented approach.

  • Comfortable presenting information, direction and follow up amongst internal and external partners.

  • Stay aware of trends and information in the housing industry.

To be successful in this role:

  • Undergraduate degree in accounting, finance, real estate, or related field.

  • Minimum 5 years' experience as an asset management professional in real estate or the housing sector.

  • Knowledge of financial statements, forecasting and modeling, property management issues, loan agreements, policies, and procedures.

  • Knowledgeable on the following aspects of real estate and senior housing:

  • Organizational structures/Documents (LLC Agreements, Partnership Agreements)

  • Property Tax Assessment Process

  • Partnership Agreement and Structure

  • Management Agreements

  • Financing Structures/Loan Documentation

  • Valuation Theory/Analysis

  • Ability to work independently and as part of a team.

  • Strong verbal and written communication skills.

  • Proficiency in MS Excel and Word.

Eligibility:

  • Positions require verification of employment eligibility to work in the U.S.

Compensation:

The base pay is $114,700-$143,400 /annually. The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities. Position may be eligible for additional compensation that may include commission and/or an incentive program.
