We are looking for an eager and energetic PreConstruction Manager. Role/Responsibilities

  • Responsible for national preconstruction team overseeing multiple projects simultaneously.
  • Lead estimators to support sales team from first proposal through construction contract signing with estimating, scope of work, RFP and spec review, production modeling, and pre-sales design generation
  • Lead estimators to support prime contract review, schedule creation, constructability review, risk review, sub pre-qual and out-reach, sub buyout, and change order support during construction
  • Lead pre-construction team meetings with a focus on presenting risks, opportunities and solutions to complex problems from first proposal through major sub buyout
  • Review and approve new project pricing requests
  • Own, maintain, and standardize pre-construction standard templates. This will include, but not be limited to estimating templates, Sub - RFP templates, Bid Forms, and Scope of Work templates and standardization
  • Define and mitigate project risks and capitalize on opportunities for projects in pre-construction
  • Leverage technology, safety measures, and information sharing to increase productivity and profitability
  • Own and manage cost control process with preconstruction and construction operations. Gather feedback and continuous improvement of estimating tools, cost control, and process
  • Track project level buyout metrics to provide feedback and process improvement on future projects
  • Manage project estimates when the preconstruction team is not available
  • Oversee preconstruction team in charge of Subcontracting
    • Direct point of contact for subcontractors during pre-construction process
    • Maintain relationships with key sub partners
    • Manage the subcontractor pre-qualification process
    • Develop and manage subcontractor database
    • Develop and manage upcoming bid database for subcontractors
    • Own bid form alignment with subcontractors
    • Provide CM with data driven subcontractor buyout recommendation on all construction scopes of work
    • Compare subcontractor pricing against internal estimates, budgets and identify any variances
    • Assist CM with subcontractor RFP language, and provide recommendations based on Pre-construction review
    • Meet subcontractors and suppliers on-site as necessary
    • Subcontractor Outreach. Establish new relationships with subcontractors and suppliers to ensure adequate resources for all projects and to continually improve pricing and quality of work
  • Design
    • Provide constructability reviews and value engineering feedback
    • Collaborate with Engineering on new product integration
  • Scheduling
    • Produce and maintain project schedules from kickoff through construction execution using critical path methodology in MS Project/Procore with input from the project team
