GENERAL SUMMARY:

The Maintenance Technician III installs, troubleshoots, repairs, replaces and conducts maintenance on assigned devices, equipment and building systems. Supports computerized and automated systems including patient beds/lifts, fire alarm system, nurse call system, pneumatic tube system and related building software and hardware systems. Performs advanced construction tasks for new, remodeled or repaired spaces as assigned. Utilizes extensive experience and knowledge of manufacturer's manuals, troubleshooting techniques and preventative maintenance schedules to support and lead coworkers in the performance of daily work assignments.

PRINCIPAL JOB FUNCTIONS:

1. *Commits to the mission, vision, beliefs and consistently demonstrates our core values.

2. *Provides maintenance expertise in one or more areas of maintenance, i.e., building construction, computerized or automated building systems, equipment maintenance.

3. *Performs advanced electrical installation, repair and maintenance of hospital devices, equipment and systems as assigned; acts as primary technical resource for one or more devices.

4. *Performs advanced electronic installation, repair and maintenance of hospital devices, equipment and systems as assigned; acts as primary technical resource for one or more devices or specific equipment.

5. *Installs, troubleshoots, repairs and maintains computerized controlled systems, i.e., pneumatic tube system, track system, fire alarm system and nurse call system.

6. *Responds to maintenance service requests and repair needs for all buildings assigned.

7. *Performs various demolition, installation and finish construction tasks to meet departmental standards for new, remodeled or repaired spaces including walls, ceilings, floors, countertops, cabinets, windows, doors and built-in fixtures as assigned.

8. *Welds, fabricates and repair metal components utilizing stick, gas, TIG and/or MIG welding techniques/methods.

9. *Inventories, stocks and maintains maintenance supply storage areas.

10. *Conducts preventative maintenance evaluations on assigned equipment; maintains logs, records and reports as required per departmental or regulatory requirements.

11. Conducts visual inspections of all building areas to ensure public spaces are well lit, common areas are physically/structurally maintained and coworker/public safety is ensured; detects malfunctioning equipment before damage occurs.

12. *Writes, updates and trains other maintenance personnel on preventative maintenance procedures; utilizes knowledge of building codes, ordinances and other regulatory requirements to accomplish work assignments.

13. *Works with departmental personnel to conduct pre-purchase evaluations of equipment and makes suggestions as appropriate; participates on task forces and committees as requested.

14. Attends training classes to expand and maintain proficiency on assigned equipment and systems, advances work knowledge by participating in continuing education, reading periodicals/reference books and seeking ongoing development opportunities.

15. Responds to snow emergencies when needed.

16. Enters restricted access areas, without supervision, to perform assigned

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:

1. Knowledge of construction and maintenance activities, building systems and related equipment.

2. Knowledge of electrical and electronic principles and practices including installation, repair and maintenance.

3. Knowledge of AC (stick), gas, TIG and MIG welding equipment and techniques.

4. Knowledge of computer hardware equipment and software applications relevant to work functions.

5. Skill in the operation and maintenance of power tools, hand tools and measuring devices.

6. Ability to estimate materials, time and costs of building construction and repair projects.

7. Ability to detect and utilize problem-solving skills in correcting malfunctioning systems.

8. Ability to read, interpret and analyze schematics, drawings and blueprints.

9. Ability to prioritize work demands and coordinate the work of others.

10. Ability to communicate effectively both verbally and in writing.

11. Ability to practice proper body mechanics to ensure personal and customer/patient safety.

12. Ability to react and function appropriately under stressful and in emergency situations.

13. Ability to direct and support coworkers in order to meet customer needs and service construction timelines.

14. Ability to maintain regular and punctual attendance.

EDUCATION AND EXPERIENCE:

High school diploma or equivalency required. Graduation from a trade school preferred. Minimum of three (3) years' experience in construction or building maintenance required.

OTHER CREDENTIALS / CERTIFICATIONS:

Valid State of Nebraska Driver's License required. Verification and maintenance of responsible driving record per facility standards required.

PHYSICAL REQUIREMENTS:

(Physical Requirements are based on federal criteria and assigned by Human Resources upon review of the Principal Job Functions.)

(DOT) - Characterized as very heavy work requiring exertion in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds of force constantly to move objects.

Long periods of standing, lifting, walking, bending, pushing, pulling, climbing and crawling with occasional exposure to high voltage, high temperatures and heights from 25 - 120 feet; exposure to latex, body fluid, blood, fiberglass and fire proofing insulation, dust, noise and exposure to wet and damp places. Must wear personal protection devices and clothing, i.e. respirator, hard hats and safety back belts. May work in an on-call capacity and be required to work holidays, weekends, evening and nights, overtime as needed including seasonal work i.e. snow removal.
