Job Summary

W.C. Bradley Real Estate is seeking a Director of Property Management to join their growing team. The Director of Property Management plays a pivotal role within the real estate division, particularly within niche markets such as specialized commercial properties or high-end residential areas. This position is chiefly responsible for overseeing property management operation and team members, ensuring the portfolio under management meets its financial goals, maintaining property standards and satisfying tenant expectations. This position also ensures regulatory compliance and leads the property management team to achieve operational excellence and optimal asset performance.

The key responsibilities include market analysis, strategic planning, day-to-day operational oversight, budgeting, and financial management. They manage, develop, and implement comprehensive strategies to enhance property value, including tenant satisfaction initiatives, cost -effective maintenance programs, and capital improvement projects. They also oversee the lease administration process, ensuring that leasing strategies align with market conditions and property objectives. Maintaining strong relationships with tenants, vendors, and stakeholders is essential to ensure ongoing collaboration and satisfaction.

Duties and Responsibilities

* Directing property operations and maintenance staff

* Conducting regular inspections and audits to ensure properties are well-maintained and compliant with all regulations and codes.

* Preparing and managing budgets, assisting in forecasts to analyze and optimize property performance.

* Negotiating contracts with vendors and service providers to secure favorable terms and ensure quality workmanship.

* Solving complex tenant issues and disputes, providing resolutions, and minimizing legal risk and maintaining relationships.

* Implementing sustainability practices to enhance environmental performance and cost efficiency of properties.

* Track, maintain and report on general and specific market conditions and comparable properties.

Qualification Requirements

Minimum Education

* Bachelor's degree in business administration, Real Estate, or related field.

Minimum Experience

* At least 12 years of relevant experience in property management or a closely related field, with an emphasis on a successful track record of property portfolio management.

Licenses/Certification: Professional certifications such as Certified Property Manager or Real Property Administrator preferred.

Knowledge, Skills and Abilities

* Knowledge of preventative and routine maintenance programs and management of the maintenance team

* Knowledge of general real estate legal requirements for property management issues. Work with Legal team on complex issues

* Ability to manage billing monthly invoices for commercial and residential

* Ability to plan and direct the management of residential properties with the Property Managers and leasing agents on site

* Ability to work directly with third party real estate brokers for lease up of commercial space

* Ability to work with Finance department on budget and monthly financial performance and ongoing forecast. Work with Construction & Development manager on tenant related buildouts. Review invoices to ensure accurate coding and payments

* Ability to be a member of the Eagle & Phenix Condo Association Board

* Ability work with Tax Consultants on annual review and tax appeals

* Ability to manage Capital Improvement dollars as per budget

* Ability to manage income and expense for all cost centers as per budget

* Ability to interact with all tenant representatives
