The Facility Manager will support the operation and maintenance of corporate properties and records according to industry and governmental standards to maintain a functional, safe and comfortable work environment for Lube-Tech teammates, customers, and visitors.

HOW YOU WILL CONTRIBUTE TO OUR TEAM(Overview & Key Responsibilities):



  • Administer preventive maintenance and repair activities for the buildings, mechanical systems, life/safety systems, and grounds in a cost-effective manner.
  • Maintain detailed repair and maintenance files for ongoing reference.
  • Conduct facility inspections and evaluate service needs reported by teammates.
  • Communicate effectively with internal customers and service providers to understand service needs and best resolution.
  • Track work identified, update on progress and follow up to ensure deficiencies are corrected in an effective and timely manner.
  • Negotiate contracts and pricing with service providers, including electrical, mechanical, janitorial, and other trades. This includes RFP's on specified contracts.
  • Build and maintain relationships with service providers for prompt and efficient response.
  • Maintain and track service provider compliance with corporate requirements, including insurance and safety protocols.
  • Analyze and administer annual operating budgets for each property and closely monitor monthly financial performance to meet customer/LAMN goals.
  • Prepare and maintain year-to-year expense comparatives of property operation and utilities expenses for trends analysis.
  • Perform capital expenditure planning for proactive approach to large capital needs. Asset management & planning.
  • Review, track, purchase orders and approve invoices by partnering with Accounts Payable to ensure we have proper documentation i.e. Certificate of Insurance, W-9, etc. for payment.
  • Work with utilities to perform energy assessments of facilities. Review and implement energy savings opportunities when deemed cost effective.
  • Collaborate with Facilities Management team to evaluate and respond to complex issues and large projects.
  • Manage job cost and purchase order tracking.
  • Keep informed with Facility Management industry guidelines and trends.
  • Manage leases, tenant, landlord relationships. Move-in & move-out processes.
  • SOP standardization and documentation.



Education: Bachelor's Degree or Applicable Experience

Experience and/or Training:



  • 5+ years of Facility Management
  • Ability to travel up to 15% of the time

Technology/Equipment: ServiceNow, Smartsheet, MRI Real Estate Software

PHYSICAL AND MENTAL DEMANDS:

Most of the tasks will take place behind a desk, sitting, and bending required.

At times the employee will engage in walking, standing, sitting, bending or stooping kneel or squat, lift and carry 25 to 60 lbs. The employee will need full use of two hands, grasp or pinch, clear close vision (under 20") clear distance vision (>20 ft.) The employee must be capable of performing physical labor in different conditions and environments. The mental and physical requirements described here are representative of those that must be met by an individual to successfully perform the essential functions of this position.

WORKING ENVIRONMENT:

The employee will be working in an office environment and warehouse environment. This position may experience extreme hot and cold temperature environments. The work environment characteristics described here are representative of those an individual encounters while performing the essential functions of this position.

The anticipated hiring range for the role you are applying for is between $86,830 and $110,615 annually. This anticipated hiring range is based on several factors, and subject to increase based on the below:



  1. Experience and qualifications: The depth of relevant experience and specific skills you bring to the position.
  2. Education and certifications: Any additional qualifications that enhance your ability to succeed in the role.
  3. Market and industry benchmarks: We compare compensation packages with industry standards to ensure we are competitive.
  4. Internal equity: We strive to maintain pay equity across the organization to ensure fairness for all teammates performing similar work.
