The Project Controls Analyst is responsible for supporting cost and schedule management for the construction portfolio. The role reports directly to the Senior Director Construction Operations. This person will be responsible for supporting quantitative analysis on project budgets and schedules, including the development and implementation of simulations to identify potential project risks and uncertainties. Additionally, the candidate will be responsible for supporting review of the quality of the construction project schedule. The Project Controls Analyst will work closely with the Project Controls Manager, construction managers, partners, and other members of the construction team to develop and implement strategies to optimize project budgets and schedules, and to ensure that project goals are met on time and within budget. Responsibilities
- Perform the function of project controls analyst for all construction projects.
- Provide preconstruction support during project approval phase, provide historical cost data, and assist in development of contractor purchase orders.
- Analyze project budgets to confirm completeness of estimates, defined assumptions and opportunities for optimization.
- Support development of financial models and forecasts to help construction managers make informed budgeting decisions.
- Partner with Project Controls Manager to manage external and internal project budget and communications within project management software including commitment management, change management, document control, etc.
- Contribute to monthly forecasts and cash flows, report forecast variances, support development of monthly executive reports.
- Perform monthly vendor invoice review process within invoicing software, including project management review, third party auditing services, and communication with Accounts Payable.
- Review project schedules to identify areas of potential delays, critical path analysis, and opportunities for optimization. Provide input to risk assessment models and identify key risk factors that may impact project budgets and schedules.
- Monitor project performance against budget and schedule targets and identify areas where performance may have opportunities for improvement.
- Collaborate with project managers and other members of the project team to develop strategies to optimize project budgets and schedules.
- Collect, input and analyze project data and prepare dashboards summarizing the performance at the portfolio and project levels.
- Support development and implementation of project controls processes and procedures to ensure that project goals are met on time and within budget.
- Perform other miscellaneous related duties as assigned.
Qualifications
- Bachelor's degree in engineering, construction management, business administration, or a related field.
- 2+ years of experience in project scheduling and budgeting of complex capital construction projects.
- Analytical skills, including experience with predictive simulations and other quantitative analysis techniques.
- Experience in construction cost forecasting, accrual reporting, pay applications, and construction scheduling and planning.
- Procore experience preferred.
- Experience using scheduling tools such as Microsoft Project or Primavera P6, or similar scheduling assessment tools.
- Understanding of project management principles and best practices.
- Strong communication and interpersonal skills, including the ability to communicate complex analytical concepts to non-technical stakeholders.
