Summary

The Land Agent Senioris responsible for independently managing land acquisition projects to secure private and governmental land rights for the construction, operation, maintenance, and protection of the company's distribution, transmission, and communication facilities. This role involves coordinating community siting and licensing projects, ensuring compliance with regulations, and fostering positive relationships with property owners and stakeholders. The agent will navigate complex negotiations and work collaboratively with internal teams to support project timelines and objectives.

Minimum Requirements

  • BA/BS degree with emphasis in real estate related disciplines, Senior designation in IR/WA, or five years of land agent experience and 30 hours of college level real estate courses or equivalent; in-depth knowledge of right-of-way acquisition practices, survey, legal and real estate principles and practices, siting and licensing process and negotiation techniques.


  • This position may require access to and/or use of information subject to control under the Department of Energy's Part 810 Regulations (10 CFR Part 810), the Export Administration Regulations (EAR) (15 CFR Parts 730 through 774), or the International Traffic in Arms Regulations (ITAR) (22 CFR Chapter I, Subchapter M Part 120 ) (collectively, U.S. Export Control Laws).


  • Therefore, this position requires applicants to be a U.S. person, which is defined as a U.S. Citizen, a U.S. Lawful Permanent Resident (i.e. 'Green Card Holder'), a Political Asylee, or a Refugee under the U.S. Export Control Laws. All applicants for this position will be required to confirm their U.S. person status.

Major Accountabilities

1) Analyze project engineering requirements to determine type and extent of land rights needed to protect company facilities; assist estimators, engineers and customer service planners in selecting distribution line route and facility locations; coordinate formal sub-transmission and transmission siting process; research public records to determine ownership and land rights to be acquired; prepare appropriate legal documents and applications.

2) Formulate negotiation strategies and independently negotiate and acquire private land rights covering all types of distribution and transmission facilities; interface with municipal, county and state agencies for compliance with local ordinances and zoning, acquire necessary permits; prepare documents for and obtain all needed subordinations, releases, waivers and abandonments.

3) Acquire all necessary federal, state, and Tribal land rights needed for construction of all company facilities; provide required backup and special studies mandated by policy or law; monitor and adhere to ongoing permit/license stipulations; ensure compliance with new, existing and future laws, regulations and federal mandates pertaining to company's land rights; actively participate in presentations to agencies and tribes.

4) Protect company facilities and real estate interests against future challenges and litigation by thorough investigation of title condition and preparation/execution of appropriate legal instruments; ensure that acquisitions are in compliance with corporate environmental policy.

5) Balance company needs and constraints against customer expectations and demands while ensuring that right-of-way and land acquisition projects are cost-effective, meet required schedules, and protect company facilities with valid and appropriate land rights.

6) Maximize the company's overall effectiveness in land-related issues through support and assistance of all departments/divisions in matters such as land availability/values, negotiation strategies, cost projections, ownership/feasibility studies, company land rights, encroachments and sensitive avoidance areas.
