Sr Real Estate Lease Portfolio Analyst

This is a hybrid role based out of our HQ office near Portland, Oregon. The expectation is for employees to be in-office 3 days or more per week, depending on business need. This in-office expectation is subject to change at business discretion.

ABOUT THE POSITION

The Global Real Estate team provides services aligned with the construction, maintenance, and lease management of Columbia Sportswear's retail stores and World Head Quarters. Services include lease administration, acquisitions, maintenance, and construction of all corporate facilities and North American retail stores. Our team strives to construct and enhance Columbia Sportswear's retail stores to reflect brand standards and create a positive consumer experience.

As the Sr Lease Portfolio Analyst, you will support the leasing and analytical efforts of the Global Real Estate Team. Your primary focus will be ensuring compliance with current lease provisions for both tenant and landlord obligations. Examples include, Lease expiration reports, renewal options, early termination analysis, Co-Tenancy review, operating hours/go-dark clauses, prohibited uses, co-tenant sales analysis for all NA retail locations, CAM audits and reconciliations, and rent statement review audits.

HOWYOU'LLMAKE A DIFFERENCE

  • Assist development of presentation materials for the real estate committee, including site demographics, ROI models for new locations, relocations and expansions. Partnership with Sr. Manager of Real Estate, Retail Finance and Retail Operations as requested

  • Assist North America Retail Leasing efforts with temporary and storage leases, negotiate terms and LOI's, either directly or through our broker network

  • Maintain the Real Estate Department's existing Retail Intelligence databases. Compile analytical data on co-tenant sales, store and center traffic trends, rents and center trends across the industry. Develop and maintain co-tenancy database and prepare monthly reporting, review lease opportunities surrounding co-tenancy failure and prepare notices to landlords

  • Ensure our real estate policies and procedures are followed, audit as necessary and prepare reporting to department Director

  • Review and audit Common Area Maintenance and Tax charges by landlords, to ensure we are not overpaying in accordance with our lease terms

  • In partnership with lease operations / administration, prepare monthly lease expiration reports showing lease end dates, renewal options and termination options

  • Ongoing review of existing portfolio to determine areas of potential cost optimization and expense reductions

  • Remain current on retail real estate trends, new retail center developments, attend industry events as relevant

  • Accustomed to identifying and taking initiative on opportunities for process improvement

YOUHAVE

  • Bachelor's Degree in Real Estate, Business Administration, Finance or a related field

  • 5+ years of commercial or retail real estate experience with increasing responsibility in a multi-unit retail support or comparable role

  • Demonstrated financial acumen, retail lease metrics and ROI development skills applied tonegotiation, coupled with working knowledge of North America retail centers, major landlords and lease documents

  • Experience with new store set up and/or retail operations

  • Previous experience with commercial real estate database applications such as ProLease, Accruent, Lucernex, or other lease management database systems. Work management platforms such as Smartsheet and Air Table (a plus)

  • Previous experience with GIS Platforms such as: Sitewise (Tetrad), Buxton, Esri ArcGIS, or Alteryx a plus
