Summary:

The Building Manager is responsible for maintaining and preserving the real property assets; maintaining or lowering operational costs; and ensuring the provision of quality facility related services. They handle customer requests, coordinate repairs, monitor building systems, and manage contractors for maintenance and emergency responses. Additionally, they support document storage, data management, and administrative tasks such as reporting, acquisition management, and correspondence. The role ensures the facility operates efficiently while meeting customer and organizational needs.

This role is based at Camp Lejeune in North Carolina and is an on-site position.

Essential Duties & Responsibilities:
  • Maintains and preserves real property assets, maintaining or lowering operational costs and ensuring the provision of quality facility related services.
  • Coordinates all on-site building operations, maintenance, alterations, cleaning, recycling, safety, environmental, and security activities.
  • Receives written or oral customer requests for service, complaints, and other issues and coordinates appropriate action or resolution.
  • Manages custodial or maintenance service calls, security, coordination of emergency responses, reimbursable activities, contractor coordination and scheduling, conference facilities, concessions, and parking.
  • Investigates, determines, and coordinates the need for repairs or enhancement projects.
  • Analyzes and monitors impact on building, systems, and equipment to determine facility capability in meeting customer needs.
  • Prepares reviews and/or considers lifecycle condition analysis and similar assessments.
  • Monitors repairs, made by contractors, to all items of operating equipment and utilities including electrical systems, water supply and sewage systems, etc. This also includes repairs needed because of damage to buildings due to fire, storms, vandalism, etc.
  • Prepares specifications and cost estimates for repairs.
  • Assist in the storage of various government and company databases and documents by cataloging, indexing, identifying, and marking for efficient retrieval.
  • Maintains locator records for each document to determine its locations.
  • Prepares data formats, collects, and enters data into spreadsheets, and compiles data to develop and produce reports, information, data, and documentation.
  • Assists with correspondence, reports, and forms from rough or complicated drafts, which may involve unusual or technical terms. Proofreads material to verify accuracy.
  • Performs clerical duties which includes maintenance of files, populating electronic databases, extracting and compiling metrics, answering telephone, and arranging appointments.
  • Operates standard office machines and assists management in producing various reports.
  • Completes all required training requirements which may include program specific and OSHA training events as assigned.
  • Other duties as assigned.
Competencies:
  • Strong communication skills including ability to interact effectively with military officers, senior non-commissioned officers, and civil employees.
  • Knowledge of building operations, maintenance, and security protocols.
  • Ability to assess issues, coordinate repairs, and implement cost-effective solutions.
  • Experience in overseeing maintenance projects, lifecycle assessments, and contractor coordination.
  • Strong skills in handling service requests, complaints, and stakeholder interactions.
  • Proficiency in cataloging, indexing, and maintaining records for efficient retrieval and reporting.
  • Ability to monitor building systems, analyze facility capabilities, and manage repairs to infrastructure.
  • Experience in managing correspondence, compiling reports, and supporting acquisition management.
  • Capability to coordinate emergency responses, ensure safety compliance, and mitigate operational risks.
Supervisory Responsibilities:

This position has no supervisory responsibilities.

Education and Experience:

Required: Bachelor's degree in related field and project management certification; OR 5 years' experience working in the property management field/discipline.

Preferred: Experience or knowledge of student or residential housing management operations; Prior military experience.

The job is primarily performed in an office setting within a facility, with occasional on-site inspections requiring movement through various building areas, including stairwells, mechanical rooms, and outdoor spaces with frequent computer, mouse, 10 key touch and phone work. The Building Manager may be required to be on-site outside of normal business hours, including nights and weekends.
