POSITION SUMMARY The Valuation Analyst/Associate will focus on assisting the Appraisal Team with quarterly asset valuations with a heavy focus on research, including studying cap rates, market rents, market growth rates, peer data, and broader trends that affect the industrial real estate markets. Valuation Associate - Valuation, Research, and Appraisals In this role, you will be one of three people focused 100% on the quarterly valuation of CenterPoint's 300+ assets. Key focus will be on assisting the Appraisal Team with quarterly valuations, research, studying cap rates, market rents, market growth rates, peer data, and broader trends that affect the industrial real estate markets. Anticipated heavy contact with Third-Party experts as well as CenterPoint's Regional Teams on the subject. Results of these studies will be incorporated into Argus runs and finalized within CenterPoint's database (CUB) for purpose of record-keeping and tracking the value of CenterPoint's portfolio quarterly. This person will report to the current head of appraisals at CenterPoint who reports up through the CFO function at the Company. Job Description
- Works closely with Sr. VP of Finance, Appraisal Manager, and Financial Analyst (Appraisal Team)
- Assists Appraisal Manager and Financial Analyst to value approximately 300+ assets every quarter
- Maintains up-to-date information within ARGUS Enterprise, CUB Appraisal System, Third-Party Appraisal System, and Microsoft Teams quarterly spreadsheet(s)
- Tracks all incoming acquisitions and dispositions on CalPERS/CenterPoint and Microsoft Teams quarterly spreadsheet(s)
- Completes real-time updates within ARGUS Enterprise to ensure CUB Appraisal System reflects CenterPoint's current portfolio
- Creates the Property History Record(s) within CUB Appraisal System
- Produces New Asset Template(s) for recent acquisitions to capture purchase price, property summary, initial cap rate, etc.
- Tracks and captures all lease data regarding new leases, lease renewals, amendments, and terminations
- Ensures ARGUS data reflects current lease data by working with ARGUS Consultant
- Updates Third-Party Appraisal System with quarterly values and source documents
- Coordinates and acts as the intermediary for CenterPoint's external appraisal process with Third-Party Appraisers and Asset Management Team
- Reports updated Third-Party Appraiser contact(s) spreadsheet to CenterPoint's Asset Management Team quarterly
- Stays current on industrial real estate market conditions, including market rents, cap rates, supply/demand, and investments trends
- Performs industrial real estate market research using CoStar Analytics/Green Street Analytics
- Acts in accordance with the values of the Company and complies with all Company processes and procedures
- Completes other ad-hoc duties and Company projects as assigned
Qualifications:
- Bachelor's degree in Finance and interest in Real Estate
- 1 - 3 years' experience with real estate research and/or valuation
- Strong technical skills, primarily with Microsoft Office products (Excel), ARGUS software, CoStar Analytics, Green Street Analytics
- Excellent communication skills, both written and oral are required
- Proven self-starter with strong attention to detail
