UDR, Inc. is now hiring a Centralized Revenue Specialist - Airbnb to join our team at our corporate office in Highlands Ranch.

GENERAL SUMMARY OF DUTIES: Accountable for presenting new sales revenue generating initiatives and quarterly metrics to UDR Operations Leadership, while driving and supporting the success of such initiatives related to total revenue, onboarding, and marketing goals. Incumbent will meet exemplary customer service and support expectations and metric measurements while focused on streamlining efficiencies and implementing innovative solutions.

ESSENTIAL FUNCTIONS:

1. Assist with the implementation and management of all various activities related to UDR new sales initiatives and revenue generating programs, including but not limited to the Airbnb Resident Hosting Program, and storage and parking rentals.

2. Ensure ongoing accuracy of program tracking documents such as Airbnb accounts and conducting routine audits.

3. Publish bi-monthly program performance data to leadership and/or field level staff.

4. Work closely with the Marketing department to create and implement automated email campaigns and other promotional materials to support program initiatives.

5. Support strategic relationships with third party vendors for all program initiatives including Airbnb, Neighbor, and other partner companies.

6. Complete quarterly audits of all programs, offering recommendations on efficiencies and modifications or updates that could increase revenue generating potential.

7. Approve or deny Airbnb listing requests and communicate site specific requirements to all resident hosts. Send monthly adoption reports to the field.

8. Work directly with field leadership to pitch, onboard, and manage new sales initiatives.

9. Attend demo calls with potential third-party vendors who can directly contribute to UDR's revenue goals. Make decisions on the next steps.

10. Provide exemplary customer service to vendors, corporate partners, guest hosts, prospective renters, residents, and the on-site teams for interaction with a wide variety of stakeholders.

11. Work closely with internal cross-functional UDR departments to establish and streamline processes for all new initiatives including Tax/Legal/Risk/Accounting/Operations.

12. Assist with tracking key program profitability metrics, analyzing expenses, and revenue on a weekly basis.

13. Execute new initiative program tasks that contribute to the actualization of UDR properties budgeted/targeted fee income goals.

14. Establish rapport with on-site and field level associates. Facilitate a culture of cross-collaboration between the corporate Sales Initiatives team and the on-site property and field teams.

15. Assist with program structure and scope for all new initiatives. Identify strategic opportunities for department growth and innovation.

16. Perform other duties as assigned or as necessary.

PERFORMANCE REQUIREMENTS:



  • Knowledge of organizational policies and procedures. Ability to apply policies and procedures to solve everyday issues. Knowledge of basic office practices and procedures.

Strong critical thinking skills and abilities are required with set expectations for successful decision making without the assistance of management.
  • Capable of flexibility in office space including mobile office tools such as: a laptop computer, a tablet, and a mobile phone.
  • Must demonstrate excellent reading comprehension and written composition skills. Proven exceptional communication skills, both written and verbal. Ability to work in an autonomous, self-directed environment. Competent and skilled working in conjunction with Company managers, vendors, prospective renters, residents, and associates.
  • Demonstrated proficiency in the use of the internet and internet searches. Must be skilled in word processing, drafting correspondence, and memoranda. Attention to details, and proficiency with MS Office software applications required such as Microsoft Office, Word, and Excel.


TYPICAL PHYSICAL DEMANDS: Requires prolonged sitting, some bending, stooping, and stretching. Occasionally lifting items weighing up to 30 pounds. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Extensive internet research and excel documentation requires the ability to sit for long periods of time. Regular and consistent attendance on the job is an essential function.

TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work. Occasional travel in the United States to UDR properties.

EDUCATION AND EXPERIENCE:

1. Bachelor's Degree or equivalent combination of education and experience required.

2. Minimum two years' successful sales experience required.

3. Minimum one to two years' project management/project implementation experience required.

4. Minimum one to two years' successful training experience.

5. Minimum one to two years' analytical experience working with metrics, data in spreadsheets and financials.

6. Must have and maintain a valid driver's license unless otherwise noted.

Pay Range:
* $21.93/hr. (minimum) - $24.03/hr. (maximum), depends on experience

Performance Spiffs:
* Eligible for monthly performance spiffs, based on various metric-related factors, adding to total compensation potential
