As a Highwoods Senior Project Manager you will direct activities concerned with all construction projects including customer suite up fits and building improvements. Leverages customer relations opportunities to promote open communication and trust between Highwoods and our customers. Essential Duties and Responsibilities:
- Leads, develops, and mentors construction department team members
- Supervises architects, engineers, and consultants during design, permitting and construction; negotiates professional service agreements.
- Builds strong customer relationships by proactively address customer concerns and inquiries, demonstrating a positive attitude and dedication to providing exceptional service, while balancing our obligation to be good stewards of Highwoods capital.
- Works closely with leasing department throughout the leasing and construction process to assure a positive customer experience.
- Reviews plans and specifications for conformance with design, budget, building standards, and scheduled goals, including review of plans for customer-build projects.
- Directs construction bid process; approves bid documents; reviews bids; recommends vendors.
- Confers with and directs general contractor, subcontractors and personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction.
- Prepares project budgets and assists Senior Director of Asset Management and Division Accounting Manager in cost accounting; approves invoices, pay applications, and change orders.
- Inspects work in progress to ensure that workmanship conforms to specifications, budget, and construction schedules, including customer-build projects.
- Prepares or reviews reports on progress, materials used and costs and adjusts work schedules as indicated by reports.
- Consults with other staff on major maintenance and capital projects for existing buildings.
- Supervises and acts as a resource for construction staff handling customer improvement jobs.
- Develops and maintains positive working relationships with City staff responsible for permitting and inspections.
Experience:
- 10-15 years of progressively responsible experience in construction management, including on-site supervision of customer suite improvement construction for a developer, major brokerage firm, owner, or general contractor. Larger projects will be viewed more favorably. Work with Federal Government agencies or GSA is considered a plus.
Education:
- Bachelor's Degree required, preferably in Construction Management or Construction Engineering.
Work Environment:
While performing the duties of this job, the employee may be exposed to fumes or airborne particles. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold/hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud.

While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, crouch, crawl, and climb. The employee must occasionally lift, push, or pull up to 50-pound items. Specific visual acuity required by this job include close, distance, color, and peripheral vision, and depth perception. Ability to read, understand, and to communicate information and ideas clearly in writing and orally required.
