As we continue to thrive, we are seeking a highly skilled and motivated Construction Project Manager to oversee and manage construction projects from inception to completion. Job Overview The ideal candidate excels in project management and construction processes, ensuring timely, high-quality project delivery within scope. With extensive experience in industrial, mixed-use, residential, and commercial projects ($4M-$10M), they effectively collaborate with clients, subcontractors, and teams to drive success. Responsibilities: The Project Manager oversees project finances, quality, and timelines while fostering strong relationships at all levels. Key duties include: Bidding Assistance
- Project managers are expected to be proficient in scoping specialty trades and analyzing bids.
- They provide bid day assistance in soliciting, recapping, and analyzing bids for completeness and compliance with specifications.
- Where the subcontractor's scope is deficient, the Project Manager may be required to perform take-offs and pricing to complete the scope and determine the final price.
- In the case of negotiated work, the Project Manager may be responsible for pre-construction services as well as acting as the lead estimator for the project.
Procurement
- This includes confirmation that long lead items meet the schedule and submitted products meet the specifications.
- Where specifications are unclear, it is the Project Manager's job to determine what products are suitable for the intended use and obtain approvals for those products.
- The Project Manager establishes the project budget and negotiates subcontracts and purchase orders within the budget.
- Periodically, the Project Manager may need to perform plant visits to confirm compliance with the terms of the subcontract or purchase order.
- Once the subcontracts and purchase orders are written, it is the Project Manager's responsibility to establish and track milestones to ensure timely installation.
Project documentation.
- This includes correspondence, meeting minutes, as-built documentation, change orders, RFI's, field coordination documentation, recording of verbal directives, photographs, safety, and MSDS reports.
- It is also the Project Manager's responsibility to ensure that all guarantees, warranties, project manuals, and lien releases are obtained and logged before project closeout.
- The Project Manager shall obtain as-built documentation from the subcontractors as a prerequisite to payment.
- The Project Manager is responsible for keeping the Procore database up to date, including all job cost information.
Budget Management.
- Duties included in budget management are the initial budget set-up and continuous maintenance of the budget worksheet in Procore, creation of monthly job cost forecast reports, change order management, approving and cost-coding subcontractor and supplier pay requests, progress billing, and support documentation for the client.
Project Planning
- Assist estimating in pre-bid efforts with preliminary project planning.
- Develop a detailed construction plan in partnership with the superintendent.
- Hire consultants for specialty engineering services such as shoring of excavations and design/build trades.
- Coordinate with subcontractors to confirm schedule times and crew sizes to meet the schedule.
- Anticipate weather and holiday interruptions that may slow progress and plan accordingly. Coordinate with other contractors and specialty trades working directly with the Owner.
Project Schedule.
- Work with the Superintendent to develop a critical path project schedule for inclusion in subcontracts and purchase orders.
- Update and provide project schedule for review at weekly owner meetings. Develop schedule work-arounds in the event of delay.
- Work with individuals who are impacting the schedule to recover lost time.
- On projects with liquidated damages, determine proportional responsibility for schedule delays.
Manage Risk.
- Identify potential areas for project failure and get in front of the issue. Eliminate as many loose ends regarding scope and cost at the beginning of the project as possible.
- Buy out items at risk of cost escalation as soon as possible.
- Determine when performance and payment bonds or escrow accounts are appropriate. Ensure that retention is adequate to address the remaining risk.
- Develop contingency plans before issues arise.
- Confirm that subcontractors and suppliers have met all licensing and insurance requirements prior to issuing a subcontract.
Dispute Management.
- Perform a detailed review of the bid documents to identify any areas where conflicts between trades may occur.
- Create detailed, tightly written subcontracts and purchase orders to prevent future disputes.
- Be clear about where one trade stops and another begins. Ensure that there are no scope gaps or overlaps.
- Make sure that the project schedule milestones are met and the trades have access to perform their work when scheduled.
- Mediate conflict as soon as it arises.
Client Liaison.
- Communicate clearly to the Client all issues (good and bad) from the very beginning. Propose potential solutions when discussing problems.
- Develop a sense of teamwork between everyone on the job, including the owner, subcontractors, suppliers, inspectors, and our team.
Manage Field Staff.
- Clearly communicate job expectations, coordination, deliverable product and expected conduct to the field staff.
- Give positive reinforcement for initiative and correction when goals are not met.
- Maintain a positive team-oriented office environment.
Business development.
- This includes generating new business and maintaining existing business relationships.
Requirements:
- Proven experience in Project Management within the construction industry
- Extensive experience managing a wide range of projects, including industrial, mixed-use, residential, and commercial projects, ranging from $4M to $10M
- Proficiency in project management software such as Procore.
- Familiarity with construction estimating techniques and tools
- Excellent time management skills with the ability to prioritize tasks effectively in a fast-paced environment.
- Effective communication and collaboration with clients, subcontractors, and team members to drive project success.
- Experience in reading and interpreting schematics related to construction projects is beneficial.
