We're looking for a strategic and driven leader to join our team as Director of Asset Management. In this high-impact role, you'll lead a talented team and take charge of the day-to-day operations across lease management, portfolio strategy, and lease renewals for our expansive network of retail locations nationwide. Your expertise will be essential in optimizing lease performance, mitigating risk, and driving cost-efficiency - all while supporting the company's broader mission of growth and operational excellence.

We are targeting $150,000-$160,000 base salary with annual 20% bonus potential. This position is also eligible for an annual $20,000 LTI grant. This is a hybrid role and is required to work 3 days in office. Our office is located at Colorado Blvd. & I-25 in Denver.

RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO

Lease Administration & Portfolio Strategy:

  • Lead the development and execution of the company's lease administration strategy, ensuring compliance with lease terms and effective management of lease obligations.

  • Manage and optimize a portfolio of over 1,000 retail leases nationwide, identifying opportunities for portfolio rationalization, cost savings, and lease term extensions.

  • Oversee the tracking and renewal of lease agreements, ensuring timely execution and minimizing disruptions to business operations.

  • Collaborate with senior leadership to align lease portfolio strategies with the company's growth objectives and market trends.

  • Develop and maintain detailed reporting on portfolio performance, lease expirations, and upcoming renewal dates to ensure proactive management.

  • Advise internal stakeholders (Real Estate, Legal, Finance, Operations) on lease terms, conditions, and implications for strategic planning.

Lease Renewals & Negotiations:

  • Lead and manage the lease renewal process, ensuring that lease terms are aligned with market conditions and company objectives.

  • Negotiate lease extensions, renewals, and amendments to ensure favorable terms, including rent reductions, tenant improvement allowances, and lease concessions where appropriate.

  • Build and maintain strong relationships with landlords, property managers, and brokers to facilitate smooth negotiations and maintain positive relationships.

  • Analyze market trends, competitive landscape, and location-specific dynamics to advise on optimal lease renewal strategies and expansion opportunities.

  • Collaborate with the legal team to review and negotiate lease agreements and amendments, ensuring alignment with company standards and objectives.

Team Leadership & Cross-Functional Collaboration:

  • Lead and develop a high-performing lease administration team, providing mentorship, training, and performance management.

  • Foster strong relationships with cross-functional teams (Real Estate, Legal, Finance, Operations) to ensure seamless execution of lease administration activities.

  • Act as a subject matter expert on lease administration, advising leadership and internal stakeholders on best practices, market insights, and lease-related issues.

Process Improvement & Technology Integration:

  • Continuously evaluate and implement best practices for lease administration, streamlining processes to increase efficiency and reduce errors.

  • Manage and maintain the lease administration system, ensuring accurate data entry, tracking, and reporting capabilities.

  • Partner with IT to identify and implement technology solutions to enhance the lease administration process, improve data accuracy, and support strategic decision-making.

REQUIRED KNOWLEDGE, SKILLS & ABILITIES

  • Proven track record managing large-scale retail lease portfolios, ideally with multi-unit or national retail experience.

  • Expertise in lease negotiations, contract management, and portfolio strategy.

  • Strong understanding of lease terminology, financial analysis, and real estate market trends.

  • Exceptional negotiation skills with a history of successful lease renewals and cost-saving initiatives.

  • Strong leadership, communication, and interpersonal skills, with the ability to influence and collaborate effectively with internal and external stakeholders.

  • Proficiency with lease administration software and Microsoft Office Suite; experience with portfolio management software a plus.

  • Ability to manage multiple priorities and work in a fast-paced, high-growth environment.

EDUCATION - TRAINING - EXPERIENCE

  • Bachelor's degree in Real Estate, Business Administration, or a related field (Master's degree preferred).

  • 10+ years of experience in lease administration, real estate management, or a related field, with at least 5 years in a leadership or management role.

Compensation Range:

$114,088.00 - $199,659.20 per year

*Starting pay is subject to Local and State Minimum Wage regulations.
