Job Summary

The Leasing Director is responsible for overseeing the entire leasing process, including qualifying prospects, preparing lease paperwork, and managing move-in procedures. This role ensures compliance with state and federal regulations, leads marketing initiatives, and supervises the leasing staff. The Leasing Director maintains effective communication with residents, upholds property standards, and supports resident retention through community events. Additional responsibilities include conducting market surveys, making pricing recommendations, and ensuring the accuracy of social media content.

Experience

  • Minimum of two years Tax Credit, Housing Assistant Programs (HAP), Rental Assistance Programs (RAP) and/or Section 8 compliance experience.
  • Yardi Affordable or other similar software program.
  • Minimum three years residential leasing, sales and/or management experience.
  • Experience in leadership and managing staff.
  • Experience using Yardi or other related property management accounting software.
  • Experience using Microsoft Outlook, Word, and Excel.
  • Experience with LRO or similar Pricing tool preferred.

Skills, Knowledge & Abilities

  • Ability to read, write, understand, and communicate in English.
  • Strong knowledge of Microsoft Outlook, Word, and Excel.
  • Knowledge of Yardi or other property management accounting software.
  • Strong typing skills.
  • Strong understanding of federal, state and local fair housing laws and provisions.
  • Superior customer service skills including the ability to manage difficult customers and/or situations.
  • Strong attention to detail, organizational, time-management and problem-solving skills.
  • Professional verbal and written communication skills.
  • Strong leadership and management skills; ability to direct a team.
  • Detail oriented; ability to manage conflicting priorities and to adjust priorities on a daily basis.
  • Ability to work a flexible schedule to include weekends, evenings and holidays.

Essential Duties

  • Manages all aspects of the leasing process, including, but not limited to, incoming traffic, qualifying prospects, leasing apartments, preparing lease paperwork and completing move-in paperwork.
  • Responsible for all Leasing Associate duties, including but not limited to leasing of apartments and all follow up, applicable paperwork and ensuring all compliance files are submitted timely per policy guidelines.
  • Processes all certification documents including 3rd party verifications and appropriate state and federal forms.
  • Scans and uploads file documents.
  • Completes final evaluation and analysis of completed application package and prepares file for approval on all new move ins.
  • Communicates with maintenance and the Community Manager to ensure all turnovers are completed on time, as well as any inspections are completed prior to move-in.
  • Ability to handle all problems, complaints and questions regarding compliance paperwork for new move-ins.
  • Remains up to date on compliance procedures and training. Assure that all compliance changes and requirements made by Monitoring Agencies are adhered to.
  • Responsible for hiring, training, coaching and counselling of leasing staff.
  • Performs, develops and supervises marketing efforts including outreach marketing. This includes but is not limited to developing marketing programs. Develop marketing programs and relationships with representatives at area businesses to attract their employees as residents.
  • Oversees and ensures accuracy of all social media sites.
  • Sets weekly leasing goals with the leasing team.
  • Completes all leasing reports.
  • Completes weekly market surveys and Radix updates.
  • Makes pricing recommendations.
  • Shops competitive properties.
  • Performs all necessary file audits, including but not limited to audits of new lease agreements (as well as ongoing lease files if needed).
  • Ensures compliance with renters' insurance policy and complies with company policies for notices and assessing fees.
  • Assists Community Manager in supervising, training, motivating, and supporting Leasing Associates.
  • Follows up on unclosed traffic with Leasing Associates and prospective residents and manages the CRM.
  • Ensures that models, leasing office and clubhouse are checked daily and are kept spotless and representative of Fairfield's standards and corrects any discrepancies.
  • Assists with resident retention through renewal program and community events. Participates in resident functions as required by Community Manager.
  • Maintains courteous communications and follow-up correspondence with residents, applicants, prospects and representatives of other companies.
  • Enters all daily activity into Yardi including phone and site traffic rentals, move-in/outs, notices to vacate, cancellations, lease renewals, etc., as needed.
  • Participates in company required training by established deadline.
  • Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws.

Estimated Rate of Pay:

$67,458.35 - $72,278.64

This position is exempt; the range above reflects annual salary.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:
