Position:Asset Management Associate
Location:Charleston, SC (Hybrid - 2 to 3 days on-site per week, with potential for more during close weeks or project deadlines)

Job Description:

The Asset Management Associate will play a key role in providing analytical, research, and managerial support for a diverse portfolio of real estate assets. This role collaborates cross-functionally with teams in investments, development, finance, accounting, and operations to implement initiatives that maximize asset value, optimize performance, and support sustainable growth.

Responsibilities:

  • Contribute to strategic initiatives and ad hoc projects.
  • Perform site visits and support execution of asset management initiatives.
  • Engage with investment partners, lenders, brokers, and contractors.
  • Support business plan development, annual budgeting, and asset valuation.
  • Prepare investor presentations and stakeholder reports.
  • Conduct detailed financial modeling and performance analysis using DCF, IRR, equity multiples, etc.
  • Perform market research to benchmark asset performance.
  • Lead bi-weekly asset review meetings with operations.
  • Track and report on construction and development budgets.
  • Coordinate CapEx projects and performance improvement initiatives.
  • Analyze business unit and capital investment performance.
  • Lead CapEx analysis and investment underwriting across the portfolio.

Key Competencies:

  • Attention to detail in financial analysis and reporting.
  • Strong communication skills for presenting insights and collaborating across teams.
  • Problem-solving ability to assess challenges and implement strategies.
  • Financial acumen in modeling and evaluating investment returns.
  • Analytical thinking to synthesize data and deliver actionable insights.

Qualifications:

  • 2-6 years of asset management or finance experience, preferably in real estate or multi-unit environments.
  • Bachelor's degree in Finance, Real Estate, Economics, or a related field.
  • Strong Excel and PowerPoint skills.
  • Proficiency in financial modeling, market analysis, and asset performance evaluation.
  • Knowledge of Yardi and Excel preferred.
  • Experience with CapEx and development projects strongly preferred.
  • Multi-family experience is a plus.
  • Ability to work independently and manage multiple priorities.
Determining compensation for this role (and others) at Vaco/Highspring depends upon a wide array of factors including but not limited to the individual's skill sets, experience and training, licensure and certifications, office location and other geographic considerations, as well as other business and organizational needs. The individual may also be eligible for discretionary bonuses, and can participate in medical, dental, and vision benefits as well as the company's 401(k) retirement plan.
