Job Summary

This is a customer-service oriented role, requiring prompt and courteous responses to maintenance requests and work orders while strictly following safety standards and guidelines.
Working independently, the maintenance operations specialist performs preventive and corrective maintenance, troubleshooting and repairs to ensure the proper operation of buildings systems, equipment, and general campus infrastructure. At the direction of the supervisor, the maintenance operations specialist assists other facilities and trades personnel in completing more complex tasks and projects.

Essential Functions

40% - Performs a variety of maintenance tasks, including painting, plumbing, basic electrical work, welding, carpentry, and hardware repairs. Installs and repairs doors, fixtures, locksets, and equipment. Uses tools and materials safely and keeps equipment in working order.
40% - Complete preventive and corrective maintenance on building systems as assigned through an online work order system; investigate reported concerns, document findings, and engage with outside vendors or internal trades personnel as needed for resolution
10% - Performs routine inspections and preventative maintenance on college equipment and vehicles.
10% - As assigned, perform other related duties appropriate to the grade level of the position

Minimum Qualifications

High School Diploma or GED, and three (3) years of specialized building maintenance and/or repair experience related to area of assignment.

OR

An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above, unless otherwise subject to any other requirements set forth in law or regulation.

Desired Qualifications

1. Five (5) or more years of experience working in a commercial or institutional facilities maintenance role with responsibility for maintaining, troubleshooting and repairing multiple building system/areas such as electrical, HVAC, carpentry, drywall repair or painting.
2. Experience using hand tools, power tools, and other equipment necessary to maintain commercial facilities.
3. Experience and proficiency with OSHA general industry or construction safety standards such as, hazard communication, personal protective equipment (PPE), lockout/tagout procedures, etc.
4. Experience reading and understanding architectural drawings and specifications.
5. Demonstrated knowledge and understanding of life safety, building, ADA codes, etc.

Special Working Conditions

Possession of a valid State of Arizona Class D driver's license is required; must meet minimum standards regarding driving: http://www.maricopa.edu/legal/rmi/vehicle.htm#requirements
Monday - Friday, 10:00AM - 6:30PM
May be required to work evenings and weekend
Will be required to work at multiple sites or locations
May be required to regularly lift or carry up to 25lbs and occasionally lift or carry up to 50lbs
May be exposed to hazardous chemicals
Climbing stairs and/or ladders to reach assigned areas along with working at heights.
Work outdoors in a variety of temperatures and environmental conditions
Will be required to work in an area of light to heavy noise levels daily
Will be part of a team with rotating on-call schedule
