We are currently seeking a Maintenance Technician to join our team at Orchard Grove, a 234 unit apartment community in Vero Beach, FL.

POSITION SUMMARY:

The Maintenance Technician is responsible for the overall appearance, upkeep, and efficient daily operation of the property. This includes responding to after-hours emergencies, completing routine and preventative maintenance, addressing plumbing, electrical, HVAC, and appliance issues, and maintaining common areas and grounds. The role requires the use of a digital device to manage work orders and inspections, adherence to safety and purchasing protocols, and compliance with Fair Housing regulations. Technicians must wear a company uniform and ID badge, be familiar with emergency systems and shut-offs, and may be assigned to support multiple properties as needed.

ESSENTIAL FUNCTIONS:
1. Remains on-call as scheduled for after-hours emergencies. Responds to calls within 10 minutes and arrives on-site within 30 minutes, following the Insurance/Crisis Response Policy.
2. Wears company uniform and ID badge at all times while on duty.
3. Inspects building exteriors and vacant units for maintenance needs. Replaces and completes necessary repairs and replacements.
4. Addresses plumbing, electrical, appliance, and HVAC issues within 24 hours when possible and communicates any delays to residents and management.
5. Maintains trash enclosures and prepare dumpsters for pickup. Perform snow removal and apply ice melt to walkways as needed.
6. Knows the locations of utility shut-offs, clean-out traps, fire extinguishers, and hydrants. Follows preventative maintenance procedures to reduce long-term costs.
7. May use a company-issued digital device to manage, update, and document work orders and inspections. Maintain the device in good condition.
8. Obtains approval and purchase order number before purchasing any goods or services.
9. Maintains a safe work environment, reports safety concerns immediately, and complies with all Fair Housing laws and regulations.
10. Performs other duties as assigned by management.

QUALIFICATIONS: (Knowledge, Skills, Abilities, Education, Training and Experience.)
To perform this job successfully an individual must be able to perform each essential duty satisfactorily. * High school diploma or equivalent preferred.
* Valid driver's license, reliable transportation, and proof of insurance required.
* Minimum of 3 months of relevant maintenance or groundskeeping experience or equivalent combinations of education (trade school/program) and/or experience.
* Proficiency in Microsoft Office; experience with Yardi is a plus.
* Basic understanding of electrical, plumbing, and painting systems.
* Proficient verbal and written communication skills in English.
* Able to present information clearly in one-on-one and small group settings.
* Competent in basic math, including addition, subtraction, multiplication, and division using whole numbers, fractions, and decimals.
* Demonstrates safe work practices and sound problem-solving skills.
* Skilled in the use of hand and power tools.
