Your Job As a maintenance lead, you will be responsible for leading the maintenance team to perform a variety of tasks daily that ensure that our shop, office, and warehouse are in working order. You will have the opportunity to advance your knowledge in all aspects of general facilities maintenance including partnering with key vendors, site management, and overseeing special projects. Our Team The facilities and maintenance department at OPD plays a crucial role in ensuring that the Katy location's physical environment is safe and functional for our employees. Our team maintains regular upkeep of the shop, warehouse, and office spaces in addition to responding to any sort of emergency response such as equipment failure, natural disaster, or any other event that could disrupt normal business operations. What You Will Do Establish and coordinate specific preventative maintenance throughout the facility, including equipment. Plan and manage special projects (materials, vendors, crew, schedule, timeline) as they arise (indoor and outdoor). Collaborate with the team in servicing general household maintenance, including maintaining indoor lighting, grounds appearance, repairing various fixtures and office equipment (including doors, windows, small appliances, chairs, and cube furniture), light household plumbing maintenance and repair for commercial sinks and toilets, interior painting and finishing for walls, trim, and doors. Use high attention to detail to recognize hazards or opportunities for maintenance throughout the property. Seasonal outdoor projects such as gutter clean out & window washing. Regular outdoor projects such as mowing, pressure washer, weedeater. Oversee on-site contractors (cleaning crews, groundskeeping, HVAC, electricians, etc.). Partner with on-site contractors for additional work needed or gaps in service. Procure parts and/or services (contractor sourcing and management) to complete projects. Responsible for prioritizing service calls and requests while building mutually beneficial relationships. We expect all maintenance employees to: Actively participate in a strong safety culture. Recognize safety hazards and risk. Participate in onsite safety policies and procedures. Display a positive attitude and be able to work in a team environment. Physical requirements: Capable of working in outdoor weather and environmental conditions extreme heat and humidity, extreme cold, and high elevations. Stand or walk for extended periods of time up to 11 hour per day Be able to lift 60 lbs. Be able to climb a ladder with harness at least 10' off ground. Moving the entire body. Considerable use of arms, legs, climbing, lifting, walking, stooping, crawling, twisting, reaching and bending on a regular basis. Must have good hand eye coordination. Use hands to handle, control and feel objects and/or tools Who You Are (Basic Qualifications) Must have demonstrated knowledge of general building maintenance Must be willing and able to work overtime up to 50 hours per week including Saturdays Able to clearly communicate issues (verbally and written) and present solutions Must be willing and able to work outside in extreme heat and humidity, extreme cold, and high elevations What Will Put You Ahead Past experience being responsible for light plumbing and painting Past experience working as a lead or supervisor of hourly employees At Koch companies, we are entrepreneurs.
