Sr Superintendent, Plant Operations & Maintenance

Description

In this role, you will:

  • Oversee operations of the hospital and outpatient area's mechanical, plumbing and electrical systems, including HVAC, medical gas, life safety, nurse call, hardware, elevators, lighting and alarms.
  • Direct ongoing repairs, preventive maintenance and testing of the facility and its systems as well as implement corrective and deferred maintenance projects to improve, renew and modify those systems.
  • Contract with and oversee outside vendors providing services not performed by in-house staff.
  • Provide the necessary support and oversight to ensure UCLA Health meets the goals and objectives as outlined in the UNITRONICS Support and Maintenance Agreement
  • Supervise the activities assigned direct reports
  • Develop staffing schedules, assign workload and justify staffing requirements.
  • Evaluate performance of direct and indirect reports
  • Provide motivation, counseling and discipline as required.
  • Train and assess competency of staff in compliance with Human Resources, Cal OSHA and TJC, DHS and regulatory agency requirements.
  • Assist Manager with development of annual operating budgets.
  • Monitor monthly expenses and FTE trends and take action for adjustments and improvements as appropriate.
  • Advise Manager on need for capital expenditures for emergent repairs and replacement as well as planned capital for the upcoming budget year.
  • Other duties as needed

Salary range: $67,400 - $133,400 / Annual

Qualifications
  • Must have a minimum of 5years work experience in a building facilities leadership role; 2 years ofwhich are in acute healthcare setting.
  • Ability toestablish and maintain cooperative working relationships with co-workers andprofessional staff.
  • Ability to set priorities which accurately reflect therelative importance of job responsibilities.
  • Ability to work independently andfollow-through on assignments with minimal supervision.
  • Ability to read,understand and interpret construction documentation, Architectural as well as MEP drawings and sequencesof operation.
  • Ability to effectively communicate orally on a one-to-one basis using appropriate vocabulary and grammar to obtain information, explain policiesand procedures, and to persuade others to adopt a specific option or action.

  • State contractor or trade license and/or certification preferred
