Lead Technician - Building Services

Organizes, schedules, and coordinates all facets of the custodial program at a school facility within the guidelines established by the Facilities Management Department. Operates and maintain boilers, air conditioning and all other auxiliary equipment as a Grade 4 stationary engineer.


Essential Functions



  • Maintains working knowledge of the boiler(s), heating, ventilation, and air conditioning system(s) (HVAC).
  • Makes daily visual safety inspections of the boiler, air conditioning and auxiliary equipment (i.e. checking boiler settings and gauges)
  • Gathers necessary information on malfunctioning equipment and communicates findings to the Facilities Management Department promptly.
  • Operates and maintains the facility's HVAC equipment such as boilers, air handling units, heat pumps, and air conditioners.
  • Maintains records of equipment inspections, operations, and fuel consumption.
  • Performs preventive maintenance checks and makes minor repairs and adjustments to equipment (i.e. changing filters and belts for exhaust fans, greasing pumps, and lubricating motors.
  • Coordinates, plans, assigns, supervises, and executes the work of assigned custodians in cleaning and maintaining assigned facility.
  • Conducts on-the-job training of custodial staff for all items/tasks requiring training (such as the safe operation of floor care equipment, proper cleaning of different areas of a school, proper use of chemicals, and ensuring that all appropriate personal protective equipment (PPE) is used as needed.
  • Maintains building and surrounding areas due to weather-related issues including ensuring snow/ice prevention/removal from sidewalks, performing temporary protective measures from roof leaks, etc.
  • Completes monthly inspections and reports as needed for items including playground equipment, GFI outlets, fire extinguishers, boilers, and emergency lighting.
  • Prepares new surfaces for painting by ensuring the smoothness of the surfaces and utilizing primer when needed and paints all types of interior and exterior surfaces with brushes, rollers, sprayers, etc.
  • Assists and/or makes minor repairs to low voltage electrical systems, machinery and equipment, counters, floor tiles, stairs, castings, window frames, cabinet doors, shelves, and various other minimal carpentry repairs
  • Utilizes a Computerized Maintenance Management System (CMMS) to monitor and assign work to staff.
  • Updates pesticide log sheets for school site and assists with any identified pest problems on the school campus.
  • Responds and assists as designated essential personnel during situations including inclement weather assignments, vandalism, and emergency repairs.
  • Performs daily checks and inspects the building and grounds for cleanliness, state of repair, work accomplishments, theft, and vandalism; and reports on findings.
  • Performs ground maintenance tasks such as raking and removing leaves, collecting, bagging and disposing of all accumulated trash in bins and placing in trash cans and other trash receptacles.
  • Assists in weather-related emergencies for the removal of snow and ice (utilizing a shovel and/or snow blower), and ice melting agents to melt or remove ice from walkways, steps, driveways, etc.
  • Performs general, routine custodial duties to include dusting (i.e., lockers, furniture, ledges, stair railings), mopping, vacuuming, buffing, stripping, shampoos, and spot cleaning of carpets, and waxing of classrooms, offices, hallways and community spaces and organization of storage rooms and closets. Also cleans the cafeteria after lunch shifts.
  • Maintains the cleanliness of restrooms and unclogs sinks and toilets. Reports leaks and non-working sinks, commodes, and urinals via a work order in a computerized maintenance management system.
  • Washes and covers broken windows. Reports damage via work orders.
  • Secures all exits, doors, and windows during shift and after the end of operations. May be required to unlock/lock building or arm/disarm security system.
  • Performs routine maintenance to equipment and supplies (i.e., chairs, desks, tables, and related items).
  • Climbs ladders to replace light bulbs and ceiling tiles.
  • Assists in the movement of furniture and equipment. Accepts and receives deliveries to the school. Carries items to storage areas. Distributes packages. Set ups folding chairs and tables for events. Hangs banners and signs.
  • Maintains an inventory of supplies such as paper towels, tissues, trash bags, and cleaning supplies. Ensures all assigned areas (i.e., bathrooms and locker rooms) are stocked with supplies. Orders supplies as needed.
  • Performs and promotes all activities in compliance with equal employment and nondiscrimination policies; follows federal laws, state laws, school board polices and the professional standards.

Desired Qualifications



  • High School Diploma or GED required
  • Three years of experience in a custodial, mechanical, or related trade.
  • Must have working knowledge of carpentry, electrical, and plumbing trades.
  • Must hold or obtain a Fourth Grade Stationary Engineer's License issued by the Maryland State Board of Stationary Engineers within six months of hire.
  • Required to attend pesticide application training and maintain a pesticide certification applicator card.
  • Individuals appointed to this position may be required to hold and maintain a valid driver's license to carry out the essential functions of the position.
  • Physically able to perform the essential functions, with or without reasonable accommodations, including handling wet and dry mop heads, buckets of material weighing up to 50 pounds and the ability to climb ladders more than fifteen feet as well as ability to access lifts, scaffolding, man lifts, pallet jackets, boom equipment and use back-mounted equipment. Various lifts, tools and mechanical means of assistance should be employed for lifting heavier supplies, equipment, and material.
  • Must be able to give and explain directions in a clear and precise manner and supervise others utilizing good human relation skills.
