Overview

GENERAL SUMMARY OF POSITION:

Under the general supervision of the Lead Operating Engineer or designee, the Building System Operating Engineer is responsible for the safe and reliable operation of the building and its operating systems. Respond to all building related problems reported by the staff, patients and visitors. Perform preventive maintenance procedures for systems, as assigned.



Responsibilities

MAJOR RESPONSIBILITIES:

    Operate, monitor, inspect and test all mechanical, electromechanical, pneumatic, DDC controls medical gas, and utility systems throughout the complex.
  • Respond too and service the building related needs of staff, patients, visitors and animals.
  • Perform preventative maintenance routines on building equipment and systems.
  • Document procedures, work activities, daily events and system operations.
  • Communicate all noteworthy incidents in a timely manner to supervisor and department head.
  • Repair equipment and systems as needed.
  • Has knowledge of the function and operation of building systems and utilities, including the locations of all control valves etc.
  • Work from technical manuals, drawings, sketches, service manuals and similar documents.
  • Assure the safe and orderly operation of the facilities.
  • Clean, lubricate, adjust, and paint all mechanical room space and equipment in the mechanical rooms.
  • While in the performance of routine duties; may be required, as needed to perform all work associated with all maintenance trades of an equal or lower grade classification; where the work or task does not require a specific license.
  • Work all shifts, all days and rotations as required.
  • Performs other duties as required.


Qualifications

REQUIRED QUALIFICATIONS:

  • Trade school graduate, or equivalent experience
  • 4 years experience in operation of a complex building system, with demonstrable knowledge of complex, heating, ventilating and air-conditioning (HVAC), systems maintenance and operation, automatic & pneumatic controls, laws and accepted procedures of building utilities operations, technical sketches, flow diagrams, performance graphs, prepare reports and present facts clearly, oral and written.
  • Ability to operate all test equipment associated with maintenance and operation of building systems.
  • Ability to wear protective devices for short periods of time.
  • Ability to stand and walk for long periods of time, manual dexterity for handling large machines and small components/tools; ability to lift heavy objects; visual acuity for inspection and repair of systems and equipment.
  • Ability to travel to off-site locations

SUPERVISION RECEIVED:

Under the general supervision of the Lead Operating Engineer or designee

SUPERVISION EXERCISED:

May exercise functional supervision of another employee during shift coverage

ENVIRONMENTAL WORKING CONDITIONS:

May perform work in all Medical Center facilities and is subject to possible exposure to chemicals, gases, electrical shock; may work in confined spaces on ladders. Ability to perform physically arduous tasks; normal dexterity, visual acuity, ability to lift up to 50 lbs., ability to climb and work from ladders and scaffolding, and work in confined areas
