Performs and provides guidance in the implementation of the district's preventative maintenance program. Responsible for carrying out all assigned duties to ensure that all City Schools facilities are kept in a condition of operating excellence.
Essential Functions
- Performs preventative maintenance and minor repairs of all HVAC equipment including building exhaust fans, air handling units, rooftop units, unit ventilators, and the scheduled change out of filters associated with each, plus cooling towers and assists in the maintenance of all mechanical equipment including pumps, motors, and compressors in addition to belt adjustments, oiling, greasing, and cleaning of the same.
- Leads the field team in preventative maintenance and servicing of boilers, burners, hot water generators, water heaters.
- Assigns and reviews the work of other technicians.
- Works collaboratively with the preventative maintenance administrator to determine the preventative maintenance schedule for equipment in each assigned building.
- Leads inventory of equipment and research thereof for products in each assigned building, including manufacturers, serial numbers, and model numbers.
- Establishes and maintains a database of equipment for the procurement of parts, supplies, and materials.
- Trains and instructs facilities management and custodial personnel, on the proper procedures, safety, and operation of equipment in preventative maintenance.
- Maintains accurate records of all preventative maintenance and minor repairs performed.
- Responds and assists in inclement weather assignments, vandalism, emergency situations, etc.
- Generates reports and recommends adjustments and actions to bring systems into compliance as needed or requested.

Desired Qualifications
- High school graduate or G.E.D.
- Minimum of five years' experience performing preventative maintenance on HVAC equipment or related field including scheduling and follow-up.
- Ability to lead and train other technicians in preventative maintenance on HVAC equipment
- Plumbing, HVAC, and general contracting certifications are preferred.
- Knowledge of maintenance of all building systems including plumbing, electrical, and HVAC plus structural and carpentry and safety procedures and practices.
- Excellent oral and written communication skills.
- Excellent interpersonal skills.
- Ability to input data into a computerized maintenance management system.
- Must possess and maintain a valid Maryland Class C driver's license and provide own transportation.
