Senior Portfolio Manager

The Senior Portfolio Manager is responsible for driving the overall financial performance of the properties within the portfolio to increase performance of assets.

As a Senior Portfolio Manager, you will manage:


  • Lead the performance plan directives with all watch list properties to improve performance to minimize time on watchlist and ODL requests. Proactively monitor portfolio performance to identify properties that have potential to become watchlist properties and oversee plans to turnaround performance to eliminate need to be added to the watchlist.
  • Prepare annual asset-specific performance plans for any assets on the watch list with actionable goals, presenting quarterly updates to the executive management team on progress towards those goals.
  • Proactively monitor property operations and identify areas of concern. Work with Operations Team and Regional Directors to develop a course of action and monitor the effectiveness of the implementation.
  • Review and provide direction and support of the property financial management process, including review of the annual operating and capital budgets, monthly financial statements and variance analyses, forecasts, ODL requests, and other key performance indicators.
  • Research and evaluate revenue generating opportunities for the operating portfolio.
  • Research and evaluate expense control opportunities for the operating portfolio.
  • Knowledgeable on and full utilization of BI to provide data, analyses, and proactive solutions to effectively manage Key Performance Indicators including but not limited to Bad Debt, collections, occupancy, exposure, rent maximization, A/P management.
  • Monitor all property incidents and identify options to minimize risk and costs incurred.
  • Visit operating portfolio to provide support to Regional Directors in enhancing property performance; review physical condition; and identify risk management mitigation opportunities.
  • Collaborate with Facilities Manager, Regional Directors and Managers to translate physical needs assessments into meaningful, actionable data and long-term asset management plans, and preventative maintenance plans.
  • Ensure that the regulatory agreements with federal, state and local government funding sources, as well as other capital partners, are being met on site, including resident service delivery, special population set asides and other regulatory obligations, as applicable.


Senior Portfolio Manager Qualifications:


  • Bachelor's degree required. Real Estate or Finance emphasis preferred.
  • Two to Three years of experience in Asset Management/Property Management.
  • On-site property management and/or Regional management experience preferred.
  • Experience in LIHTC/Section 8/Public Housing required.
  • Excellent oral and written communication skills.
  • Financial skills with full understanding of financial statements.
  • Must be able to travel regularly, including overnight as needed.
  • Computer experience including MS Office products. One Site experience preferred.

Pay Range: $80,000 - $120,000 per year
