Hiring Pay Range: $80,000 - $110,000 (based on experience)

SUMMARY

The Revenue Manager plays a key role in developing and implementing strategies and processes that maximize revenue for each asset within the portfolio. This position will take ownership of all aspects of Revenue Management activities including pricing calls, inventory and expiration strategies, and daily management of the pricing software. Supports the company objectives in three key areas including: people, profitability, and growth.

ESSENTIAL JOB DUTIES

Revenue and Pricing Management



  • Optimize revenue through effective pricing strategy and revenue management software utilization.
  • Lead regular pricing calls with each property.
  • Enforcement of all policies and best practices related to the revenue management process.
  • Ensure compliance with all applicable laws, regulations, and other legal commitments.
  • Coordinate changing asset strategies with other members of Asset Management and Property Management.
  • Provide regular training and education opportunities for new and existing staff.
  • Utilize benchmarking and KPI tools to create reporting around performance and trends.
  • Underwriting support for Development as needed.
  • Oversight of comparative market surveys in partnership with Property Management staff.
  • Support ancillary income opportunities.
  • Site visits as necessary.
  • Other duties as assigned.


Strategic Planning



  • Actively involved in process improvement, OGSM, and SIM development for the department.
  • Recognizes industry trends and is proactive and forward thinking to meet the future needs of the business.
  • Develops strong partnerships and collaborates well with all corporate team members and departments.


Industry Involvement



  • Represents the company at key events, such as volunteering to present at conferences, participating in panels, or facilitating training.
  • Monitors laws, regulations and industry best practices affecting the industry and organization.


QUALIFICATIONS

Education and Experience:



  • Must have a Bachelor's degree with a strong preference for concentration in Economics, Finance or Business.
  • 5 years of revenue management experience. Experience within residential revenue management strongly preferred.
  • Superior analytical and quantitative skills: advanced mastery of Excel modeling and proficiency in Word and PowerPoint are required.
  • Experience with revenue management software such as RentMaximizer, Revenue IQ, Rain Maker, or Yieldstar required. Yardi experience strongly preferred.


Skills and Abilities:



  • Fluent in English and skilled in oral and written communication. Ability to use tact, diplomacy and a clear, courteous manner when dealing with internal and external customers.
  • Ability to effectively present information to all levels of the organization.
  • Travel for this position will not exceed 25%. All assets are all located in Minnesota, but the position may require additional travel for training and seminars.
  • Must have reliable transportation, proof of insurance, a valid state driver's license, and a safe Department of Motor Vehicles driving record.
  • The ability to work well and collaborate with diverse stakeholders solving complex issues.
  • Ability to work independently and multi-task with competing deadlines during peak reporting times.
  • Ability to handle multiple projects or tasks simultaneously with self-direction.
  • Strong organizational and interpersonal skills, along with strong written and verbal communication skills.
  • Strong business acumen.
