Job Summary

The Outlet Equipment Leader maintains and repairs equipment, buildings, and physical grounds throughout the facility. The leader performs general repairs, preventive maintenance, relocations, and installations while continuously focusing on quality, safety, customer relations, and performance. The leader ensures the accurate data input and completion of assigned work orders through the department's action tracking system.

Example Duties and Activities

  • Troubleshoots, repairs, and completes routine maintenance of facility and physical grounds to ensure a safe and productive work environment, certify product quality, guarantee customer satisfaction, and promote continuous improvement.

  • Disassembles mechanical equipment and tools, repairs or replaces worn or broken parts, and reassembles. Adjusts parts of mechanical devices as needed. Inspects completed repairs. Performs preventative maintenance as scheduled.

  • Operates basic hand and machine tools adhering to all safety procedures.

  • Ensures timely updating and completion of work orders using the site action tracker and work order; inputs maintenance data and repair information.

  • Communicates daily and works effectively and professionally with management, customers, service contractors, and others to coordinate scheduling and repair activities.

  • Maintains all training requirements for the position, while seeking out opportunities for continuous development and growth.

  • Cross-trains and assists in other areas to build skill base and value within the department.

  • Collaborates with facilities superintendents and management to ensure all machines are maintained and in good operating condition

  • Monitors daily operations and performance. Proactively addresses and follows up with all operational concerns.

  • Understands and manages leading indicators to ensure lagging indicators are met. Advises the Outlet Manager on significant trends and variances. Develops and implements action plans once approved on time and meeting quality of work expectations.

  • Understands, forecasts, and manages sales, controllable expenses, and site needs (within budgets unless Manager approval is obtained to deviate with a strong business case), in a way that ensures operating income expectations are met.

  • Utilizes reports to identify opportunities for improvement and implements solutions within the site.

  • Ensures critical internal and external customer-supplier connections (e.g. to Stores, the Click facility, the Transportation Team, Facilities, etc.) are identified, understood, and managed in a way that ensures customer needs are being met and flow is balanced. Improves connections by identifying and eliminating root causes of issues where practical.

  • Maintains a system of problem identification and elimination that is focused on hazards to the achievement of operational goals and objectives.

  • Drives improvement in sales and operating margins through sales growth initiatives, productivity improvements, and expense reduction initiatives.

  • Confirms all site-specific supplies are on hand for daily business operations and processes/systems are in place and being maintained.

  • Carpentry Skills - Proficient at measuring, wall anchoring, drywall finishing, and installing hardware. Has worked with a variety of hand tools.

  • Reading Technical Documents - Reads, understands, interprets, and follows technical diagrams/documents such as safety rules, operating and maintenance instructions, electrical schematics, and procedure manuals.

  • Technical Knowledge - Has familiarity with computers, tablets, and Smartphones for a variety of applications and email correspondence. Prior Experience using a CMMS to handle work orders and PM checklist is an additional plus.

  • Electrical Knowledge: Understanding of electrical systems and the ability to diagnose and repair electrical issues.

  • Blueprint Reading: Ability to read and interpret blueprints, technical diagrams, and schematics.

  • Maintain critical spares needed to minimize downtime, as well as a tracking system to maintain ordering quantities, min/max, vendor, cost, and lead times.

  • Deductive Reasoning - Thinks plausibly and makes sound judgments when following instructions furnished in written, oral, diagram, or schedule form adhering to applicable regulatory and safety requirements.

  • Organizational Aptitude - Plans and attends to details and pursues quality in accomplishing multiple tasks in an organized and timely fashion. Exhibits careful attention to detail and follow-through with a focus on managing deadlines.

  • Autonomy - Takes initiative without waiting to be directed, does what is asked, and works until the job is completed. Takes ownership of mistakes and learns from them rather than makes excuses.

  • Strong Work Ethic - Demonstrates a high degree of professionalism, has a drive to succeed at any task, produces consistent and high-quality work, is organized and timely, and is able to work with minimal supervision.

  • Safety Awareness - Recognizes the risks in activities, applies the right measures to control and manage those risks, and ensures all safety protocols are followed.

  • Certification - Current Forklift Operator certification or ability to obtain.

Preferred Competencies

  • Facility Maintenance Expertise - Has worked either as part of a team or individually focused on the general upkeep of a building or buildings and the surrounding grounds. Adept at constructing, installing, maintaining, and repairing equipment and/or building fixtures. Has familiarity with troubleshooting issues and finding the root cause and fixing the problem.

Other Requirements

  • Background Screening -All candidates must submit to and pass a 10-point drug screen pre-hire, during promotions, and if accidents occur.

  • Hard to Very Hard Physical Work - Is able to spend time in excess of 8 hours standing, walking, stooping, kneeling, crawling, and crouching. Uses hands to finger, handle, or feel; reaches with hands and arms. Can climb, balance, talk and hear. Has the ability to move and lift up to 50 pounds. Can manage exposure to loud noises, outside weather conditions, and moving mechanical parts. Will be occasionally exposed to fumes, airborne particles, and toxic or caustic chemicals. There is a risk of electrical shock and vibration.

  • Visual Acuity - Has close, distance, peripheral, color vision abilities, and is able to adjust focus.

  • Minimum of 18 years of age
